21 Adelaide housing developments compared: Where to find the cheapest land and select the perfect place for your new home

Adelaide’s growing fast as new developments spring up around our city. We’ve mapped where they are, how many blocks are still available, and what it costs to buy in.

HomeBuilder: What it is and how it works

The Federal Government’s HomeBuilder program has driven a surge in new homes and boosted our state’s economic recovery from the coronavirus recession.

Hickinbotham Group managing director Michael Hickinbotham praised HomeBuilder for playing a vital role in SA’s economic recovery, saying it effectively saved us from experiencing the disastrous fiscal fallout seen in overseas markets.

“February and March last year, things were looking really grim,” Mr Hickinbotham said.

“There have been times where the industry has been booming on the back of a strong economy but I don’t think I’ve seen it ramp up as quickly.”

The Housing Industry Association this week released its latest State Outlook report, forecasting a record year of building activity in 2021. It says more than 2500 home building commencements are expected each quarter for the next year – the highest level since 2010.

Many of these will be in new suburbs and developments springing up around Adelaide. Here we take a look at 21 new developments, what they offer, and how much it costs to buy in.

NORTH

DEVELOPMENT NAME: SPRINGWOOD

Nearby attractions/amenities/services: Springwood is located less than a 10 minutes’ drive from historic Gawler, which offers two major shopping centres, a bustling main street lined with cafes, pubs, boutiques, medical surgeries, a library and post office, as well as fantastic range of public and private schools, including Trinity College. Thanks to a number of new transport connections including the Gawler East Link Road, the Northern Connector and Gawler Rail Line, residents of Springwood are only 20 minutes from Adelaide’s northern suburbs, 40 minutes from Adelaide’s CBD and just a stone’s throw from the iconic Barossa Valley.

Amount of open space/parks: Developed by award-winning urban designers, Springwood has placed a focus on generous spacing between blocks and wide, tree lined streets. In fact, 34 per cent of Springwood has been dedicated to open space, and residents will never be more than 200 metres from a park or recreational area. Springwood is home to a number of innovative parks and play spaces – including the recently opened $1 million, 9,000msqm Highfield Reserve with a nature playground – which is connected by over four kilometres of walking trails and cycle paths.
