Failure to deal with dampness, termites and moisture were some defects the state’s building watchdog uncovered during an inspection of a two-storey duplex development at Wentworthville.
Three of the eight defects found at 98 Railway St have been resolved since the Building Commission’s inspection in August but Urban Homes must still repair three defects to ensure Australian building standards are met.
One of those issues includes the failure to protect against dampness, which “allows moisture from the earth and soil to rise up the walls … causing damage to the structure as a result”.
The Fair Trading report found there was also a failure to protect against termites.
“Failure to ensure that the termite sheet barrier is visibly installed at the face edge of rendered masonry wall could lead to termite entry causing structural damage to key building elements, and potential loss of amenity to the occupants,’’ the report stated.
It also stated that window sill flashings – which control moisture from entering the property – were missing from multiple locations throughout the development.
“Failure to have built in flashing line installations under windows sills can lead to water ingress, possibly leading to internal water damage compromising the structural integrity
of the building and creating unhealthy conditions for occupants,’’ the report continued.
In November and December, the Building Commission received submissions in relation to repairing five defects that included engineering certification and photographic evidence.
They were considered to “satisfactorily resolve” the problems.
Urban Homes has 30 days from January 22 to remediate the remaining issues.
