Three parks, 368 dwellings approved for Melrose Park
More than 360 homes are ready to be snapped up at a $5bn urban renewal precinct in northwest Sydney where three parks will also serve as a backyard for residents.

Potential homebuyers searching for properties in northwest Sydney will soon be able to snap up one of the 368 apartments sold off the plan as part of the next stage of the $5bn Melrose Park urban renewal project.
Developers Sekisui House Australia and HankyuHanshin Properties have opened expressions of interest for stage 5 of the project, called Dawn, featuring a mix of one, two, and three-bedroom apartments, and penthouses with private rooftop terraces.
Deposits on the properties, which range from $639,000 to $1.39m, will be accepted from April 5.
It will be close to the future Melrose Park High School, Parramatta Light Rail stage 2 connection and Melrose Park Town Centre and parklands.
Sekisui House apartment and operations manager Edward Crawford said demand for Dawn had been strong and many prospective buyers had waited for stage 5 to be released.
“As an emerging hotspot and masterplanned community, Dawn and Melrose Park offer buyers the opportunity to be part of a thoughtfully designed neighbourhood with an exciting future,’’ he said.
He said the first wave of demand had been for larger three-bedroom, park-side apartments, with expectations that interest in one-bedroom apartments would also intensify.
Apartment sizes range from 51sq m to 123sq m.
Architectural firm GroupGSA has designed the homes which include rooftop community facilities and private rooftop gardens, outdoor recreation areas with barbecue and dining zones, and internal courtyard gardens.
Dawn overlooks the soon-to-be renamed Central Park, which spans nearly two hectares with barbecue and picnic areas, children’s play zones and walking tracks.
Along with Central Park, Wharf Road Gardens and Western Parklands were also approved for Melrose Park this month.
Central Park will span 17,586sq m, Wharf Road Gardens will be 19,960sq m and Western Parklands is 15,102sq m, making up more than 52,000sq m of open spaces that have received development approval.
Central Park will be the heart of Melrose Park and is due for completion early 2026, in time for new residents who move into stage 5.
It will feature three key zones – a scenic lookout and escarpment gardens, a lawned activity hub for families and recreation, and The Plaza near the town centre to support community events.
“The parks will not only provide essential green space but also enhance the liveability of the area by creating opportunities for residents to engage with nature,’’ Sekisui House mixed-use developments project director Alex Grujovski said.
Wharf Road Gardens will feature a shared path connecting Hope St with the wider Melrose Park area and include boardwalks, native plantings and riparian habitats to support biodiversity.
Western Parklands will act as a buffer between residences and new developments. A shared path will connect the north and south parts of Melrose Park, linking to the town centre and Central Park.
Fitness stations, nature play areas and a detention basin at the southern end, will also be included.
In total, Sekisui House’s Melrose Park project will have 5500 homes, a commercial and retail town centre and parklands. More than 1000 residents already live in the community.
