Two 23-storey towers have been provisionally given the green light by Brisbane City Council as part of a retirement development in one of the city’s most sought-after suburbs.

A RETIREMENT and aged care facility that will occupy two towers up to 23 storeys tall has received preliminary approval from Brisbane City Council.

The City Planning committee voted to recommend OzCare’s two-stage proposal for 120 residential care beds and 142 retirement units across two towers at 43 Evelyn St, Newstead, on Tuesday.

The development proposal was code assessable, which means the developer was not required to conduct public notification and consultation.

The development will provide 1050sq m of privately owned public space, as required by the local planning laws, and $499,757 of new stormwater infrastructure plus office and commercial space.

City Planning chairman Matthew Bourke said the publicly accessible but privately owned and maintained parkland would be an extension of the existing Waterfront Park.

“Aged care developments in the heart of Brisbane ensure residents have a supply of suitable housing options to retire within their suburb and community,” he said.

“Residents will also be close to lifestyle and leisure opportunities with Gasworks Plaza and the high-frequency blue CityGlider bus service within short walking distance and accessible via signalised pedestrian crossings.”

The developer was required to pay $1.967 million in infrastructure charges but the cost of the stormwater infrastructure was deducted, taking the bill down to $1.468 million.

Stage one will deliver a four-storey podium with a 16 storey tower comprising all 120 residential care beds and 53 retirement beds, 2892sqm of office space for OzCare and 335sqm of space for a food and drink outlet.

The second 23-storey tower with the remaining 89 units will be delivered in stage two.

There will be 298 car parks and 23 bicycle storage spaces.
