National aged care group Ozcare has lodged an application with Brisbane City Council to build a dual tower $200m development in Newstead.
The application at 43 Evelyn St, Newstead, was previously owned by Mirvac and the site already has approval for 286 units “comprising a podium and two towers” up to 25 storeys.
The proposed Ozcare development proposal is for a 120-bed residential care facility, 142 independent living units as well as “a new home for its administration” still spread over two towers with a proposed maximum height of 23 storeys in the southern tower. The northern tower design reaches 16 storeys.
According to the DA, Ozcare considers the site to be a “unique opportunity ... to provide an inner-city residential care facility and retirement facility”.
“The proposed development is an exciting mixed use development in line with Brisbane City Council’s initatives to support the rapidly growing need for specialist accommodation for the aged.
“The Congrad Gargett design provides a dynamic response .... having four street frontages and presenting to the Waterfront park on its southern side.”

The Ozcare application says the building design “addresses the key site parameters and will provide a significant and memorial building for the Newstead Riverpark Precinct.”
“Newstead continues to transition from its former and now obsolete industrial activities to residential and commercial uses,” the application says of the site context.
“The subject land is located at the northern most extent of the Riverpark area ... the Central park provides a significant public open space area traversed by the River walk .... The apartment buildings in this locality generally range in height from three up to twenty-three storeys in height.”
During the public notification period for the Mirvac DA in 2017, Hayes Anderson Lynch Architects “under instruction of committee representatives from Pier at Waterfront Newstead Body Corporate” lodged an objection to the Mirvac design citing the size, footprint, siting and design of the “eastern tower, which immediately addresses Newstead Terrace” as having a “significant impact on the residents at Pier at Waterfront
The Ozcare development would increase the blueprint of aged care facilities in the fringe CBD suburb which is already home to the nighbouring Aveo Groups offerings.
