A residential block on Grange Rd is set to be turned into eight shopfronts under a new development plan.
The application, for 190 Grange Rd, Flinders Park, has been lodged with Charles Sturt Council.
It proposes the demolition of an existing house and the construction of a two-storey mixed-use building.
Four tenancies on the ground floor would be used for shopfronts, and the four above as offices.
Carparking would be built at the front of the property, with the building set back from the road.
The property – wedged between a row of shops and a unit block – is opposite an existing shopping centre on the corner of Grange and Crittenden roads.
It is in a “local centre” zone, which allows for mixed-use developments but generally encourages residential development above shops.
A street tree would have to be removed from the footpath on Grange Rd to allow a new driveway into the carpark.
Its removal would require a separate development application.
Another application for the property was lodged with Charles Sturt in January – but it included only three shops on the bottom floor and a residence above.
That plan was ultimately refused because the applicant did not provide extra information sought by the council before a cut-off date.
The new application is out for public consultation until Friday, November 22.
