Charles Sturt to apply for rezoning of Albert Park land

A stretch of Port Road would be rezoned to accommodate high density housing and mixed-use developments under a new plan from an Adelaide council.

A section of land along Port Rd would be rezoned to allow mixed-use development with high density housing under a plan from Charles Sturt Council.

The council and a landowner in the area – whose identity has not been disclosed – will submit a development plan amendment to the State Government to change the use of the Albert Park site.

The 11ha expanse is bounded by Port Rd, Glyde St, Grace St and May St.

It is currently zoned for “urban employment” and has a small section where homes have been built.

Mixed-use zoning would allow higher-density residential development such as flats and apartments, as well as business enterprises.

Industrial properties – one of which the council says is near the end of its useful life – and a church are currently on the land.

Charles Sturt will pay half of the $65,500 cost of the development plan amendment.

A report by council staff said rezoning would allow for “positive redevelopment”, including remediating contaminated land and creating new public open space along with a “higher-density enclave”.

A statement of intent prepared by the council for Planning Minister Stephan Knoll said allowing high-density development would likely be key to any future use of the site.

This was because a developer would have to recoup the costs of remediating industrial contamination there.

It said some of the land was “under-utilised” and would be better suited to housing.

The council will now wait for a response from Mr Knoll.
