Charles Sturt Council supports rezoning industrial St Clair block for housing
The owner of a piece of industrial land in St Clair – the only factory left in the area – wants their $11.5 million block rezoned to allow for nearly 100 new homes.

A lone piece of industrial land among the growing residential development at St Clair could be rezoned for more housing.
The property, at 589-599 Torrens Rd, was sold to Prosperity Assets Pty Ltd by Poseidon Investments in September 2018 for $11.5 million and is considered prime residential land.
It is currently a Trident Plastics factory where plastic products including automotive components, white good components, bottles, containers and rubbish bins are manufactured.
Charles Sturt Council have submitted a statement of justification to Planning Minister Stephan Knoll outlining why the land should be reclassified.
The council has agreed to support a development plan amendment (DPA) – necessary to rezone the land under planning law – on behalf of Prosperity Assets, so long as it funds the document itself.
It is presently classed as being in an “urban employment zone”, which prevents housing.
A report prepared by planning firm Ekistics, on behalf of Prosperity Assets, said the land could accommodate as many as 95 homes that would “integrate seamlessly with existing housing”.
“(The) existing residential development is placing a significant constraint on the potential growth and intensification of activities associated with the Trident Plastics factory,” the report read.
The statement of intent from Charles Sturt said the land was “conveniently located in close proximity to existing public transport, schools and community facilities including Woodville High School, various sporting clubs and the St Clair Recreation Centre which has recently undergone a $26M redevelopment”.
It said the land had become “an industrial ‘island’ surrounded by the St Clair residential development” and that continued industrial work could lead to complaints from residents.
The council must now wait for a response to its statement of intent.
