Glenelg North apartments knocked back while Karidis retirement high-rise approved

An apartment building that was set for Glenelg North has been rejected because it was too tall — at the same time as a seven-storey retirement development off Jetty Rd was given the green light.

While one seven-storey apartment development has been approved for the heart of Glenelg, another has been knocked back because of problems with its design.

The Karidis Corporation has been given the green light by the State Commission Assessment Panel to expand their Bay Waters retirement village in Durham St with a new apartment building and the restoration of a heritage-listed building on the block.

But the panel has at the same time denied approval to plans for residential and serviced apartments at Canning St, Glenelg North, by Barrio Developments.

It would have included 38 serviced apartments for short and long-term tourists on the bottom two floors and 20 residential apartments above – set to cost between $499,000 and $1.4 million.

Barrio Developments managing director Glen Vollebregt, however, is set to lodge a new application for the development.

The State Government panel rejected the project – metres from waterfront Adelphi Tce – on the basis that its landscaping would not “contribute positively” to the area and was not of the “highest architectural standard” required in the Glenelg zone.

The panel also complained that:

  • THE seven-storey height exceeded the five-storey maximum allowed in the zone;
  • THE design of the carpark and driveway did not fit with the local development plan;
  • IT DID not allow adequate space between existing buildings for sunlight and to avoid “wide continuous building walls”; and
  • THAT the “efficiency and operation” of tourist accommodation and associated carparking had not been sufficiently proven.
  • The Barrio Developments project was set to be constructed next to the existing 13-storey Aquarius apartment building.

    The company also has approval for a six-storey apartment building at 22 Adelphi Tce.

    Mr Vollebregt said the SCAP had given him “detailed reasons for the issues they have with the landscaping plan and the space between buildings on adjoining sites”.

    “We are confident we will be able to address these,” Mr Vollebregt said.

    He also said previous decisions by the panel proved there were “clearly examples of where over-height approvals are appropriate”.

    Meanwhile, the $12.8 million Karidis development will include 48 serviced apartments and 14 standard apartments, as well as a common community area for residents on the top floor.

    It will be built on what is currently a carpark.
