Development Plan calls for Entech site at Devon Park to be rezoned for housing

A large inner-northern site could be rezoned to allow housing, as the owners plan to move one of the last remaining factories out of the suburb.

A prime piece of city-fringe land is earmarked for housing under a plan currently before the State Government.

A development plan amendment released by the Planning Department shows the 8060sq m Devon Park block, bordered by Belford, Bolingbroke and Alexander avenues, could be changed from industrial to residential.

It is currently the factory of Entech Electronics — and one of the last remaining industrial properties in the suburb.

The Advertiser understands Entech plans to move to a more modern factory in the next few years and intends to develop its current site into housing.

According to the DPA, the site could be used for low to medium density housing.

It said the land was an “integral component” of the area’s future development and provided an “increasingly rare opportunity for broad hectare development in the inner/middle metropolitan area”.

“Industrial activity in the area has evolved … choosing to relocate to areas with environments that are more conducive to industrial requirements and impacts,” the report read.

“This has resulted in remaining industrial activities, such as the Entech Electronics site … becoming increasingly isolated among development that is sensitive to the impacts of noise, air quality and heavy vehicle movements.”

It could allow a maximum of three storeys on the site.

Former industrial land across the road from the site was rezoned for housing in 2014 and has since been developed.

Port Adelaide Enfield Council has provided support to the proposal.

The DPA is out for public consultation until Thursday, September 19.
