The developer of a planned waterfront apartment block at Glenelg North has lodged plans to add an extra level to the building.
Barrio Developments wants to increase the height to include an extra four apartments and a second driveway lane in the development at 22-23 Adelphi Terrace.
A common room and deck would also be built on the extra level – boosting the building to seven storeys.
The plans, lodged with the State Commission Assessment Panel, show the height of the development would increase by 4m to 23.4m.
The zone for Adelphi Terrace allows for buildings at a maximum of five storeys.
However, a number of developments in excess of the limit have been allowed along the stretch.
Barrio Developments managing director Glen Vollebregt said there had been strong interest in the development – particularly for larger apartments – which prompted the application for an extra level.
“We have more than 40 per cent of the apartments under contract and have had very strong interest in the larger apartments from people looking for a comfortable seaside lifestyle,” Mr Vollebregt said.
“We are speaking to downsizers who want something a little smaller than the family home but that still offers spacious living.”
SCAP had originally suggested a single lane driveway with a traffic light system, which would be replaced by a typical two-lane driveway under the new plan.
The development was first knocked back in 2018 because its height exceeded the five-storey limit for the area, its appearance didn’t comply with design standards and its landscaping, setbacks and carparking provisions were inadequate.
It was given approval earlier this year after alternations to the plans.
