Barrio Developments proposed to make apartment block at 22-23 Adelphi Terrace seven-storeys high
A new apartment block planned for the waterfront at Glenelg North could have an extra storey added to it – if planning permission is granted.

A developer is taking another punt at adding an extra level to a proposed apartment block at Glenelg North.
Barrio Developments has lodged an application with the State Commission Assessment Panel (SCAP) proposing to build a seven-storey complex at 22-23 Adelphi Terrace.
The developers previously submitted an application for an additional level to the building in 2019, but it was refused later that year.
The revised proposal before SCAP includes seven studio apartments, 14 one-bedrooms, 26 two-bedrooms and nine three-bedrooms, along with 61 parking spaces.
Four of the studio dwellings and five of the one-bedroom dwellings are proposed to be affordable housing.
Barrio Developments entered into a contract to sell 11 apartments in the development to a not-for-profit organisation that supplies high-care apartments for disabled persons.
These apartments are required to be certified as platinum-level compliant.
The revised proposal proposes a total increase in height of one floor of 3.15m to a total building height of 22.45m, an increase of 16.3 per cent on the original proposal.
The proposed development is within 15m of a site at 19-20 Adelphi Terrace, where construction has begun on a 25.6m tall, seven storey building.
In the application, Barrio Developments director Glen Vollebregt urged consent be given.
”We are of the opinion that the proposal warrants planning consent,” the application says.
“This project will supply 16 (per cent) affordable housing in a highly desirable location. This project will supply platinum level accommodation for 10 disabled persons.
“The proposal will continue to satisfy waste storage and servicing requirements, carparking
guidelines and ensures the safe and convenient movement of vehicles.”
It would also feature large, luxury apartments. Feedback on the plan is open until July 13.
