Construction on Port Adelaide’s $168 million Dock One housing development to start

The major $168 million housing development in Port Adelaide is a step closer.

Earthworks have completed on Starfish Developments’ Dock One project — to be completed over four stages — ahead of floodproofing this month.

Construction on almost 750 new homes would begin by April or May next year.

The first stage — which would include 102 houses — would go on sale early in the new year.

Starfish Developments managing director Damon Nagel expected the homes to sell out within four months.

He said there had already been “massive” interest in the development.

“We’ve had local people looking to move to a new development within Port Adelaide and that is really strong,” Mr Nagel said.

“Then what I would call the people who have looked at the projects at Port Adelaide and what’s happening down the peninsula and they’re more your investors.

“Probably the third set of inquiries has been by local business people with an interest in the area who are keen to see what’s happening. There’s great support from new businesses.”

He said interest from investors had been stronger than usual.

The plan also features a dockside piazza, boardwalk and pavilions, along with green space including a park with BBQ and picnic lawns, sporting facilities and an exercise area.

The old Marine and Harbors building has been incorporated into the plan as an apartment complex with a retail space on the ground floor. A rooftop observation deck and outdoor cinema is also planned.

Starfish is also proposing to construct roads, open space reserves, infrastructure, site works and retaining walls.

It is consulting with Port Adelaide Enfield Council about naming roads in the development after ports visited by the Orient Line steamer, which carried passengers and goods between England and Adelaide from 1857 to 1877.

Plans for the first stage were expected to be presented to the State Government’s development assessment panel this month for approval.
