12-storey, $75 million apartments approved for South Esplanade, Glenelg, will create 200 jobs

A NEW 12-storey apartment building will rise above Glenelg’s South Esplanade in a first since planning rules were changed along the foreshore, creating 200 jobs in the process.

A NEW 12-storey apartment building will overlook Glenelg’s South Esplanade, creating 200 jobs during construction.

The Development Assessment Commission approved the $75 million project at 6-8 South Esplanade on Thursday.

It would be the first major development approved since an overhaul of local planning rules came into effect in June, paving the way for much taller buildings along the beachfront.

The 52-apartment building to be known as 8 South, will be built immediately south of the 1876-built State Heritage-listed Seafield Tower mansion on the site of the La Mancha holiday suites and the Seafield Tower holiday flats.

The project is a partnership between Chasecrown and Medallion Homes.

8 South Esplanade Consortium spokesman Jordan Katelanis said 8 South would set a new standard for beachside living at Glenelg.

“This is the best residential location on Adelaide’s beachfront and we expect residences in the project to be snapped up very quickly,” Mr Katelanis said.

“Potential purchasers have already sought us out on the strength of rumours to register their interest in buying, so we may end up having to manage demand rather than generating it.”

The project is expected to create up to 200 jobs during construction, Mr Katelanis said.

As well as the apartments, 8 South includes a landscaped walkway between St Johns Row and the esplanade and a rooftop garden facing St Johns Row, a swimming pool, a spa, a gym and a wine cellar.

The Seafield Tower mansion would be restored using funds raised through the sale of apartments in the new development.

“The design and materiality of the new building works in tandem with Seafield Tower to create a very pleasing relationship between old and new,” architect Louis Kanellos said.

Sixteen neighbours opposed the development, mainly on the grounds of its large size and its potential to create extra traffic on St Johns Row and overshadow other properties.

“The sheer size of the development is to us an invasion of our privacy and shows a complete disregard for anyone living in close proximity,” Robin and Carole Gray wrote in their submission to the panel.

Planner Ben Scholes said overlooking, overshadowing, noise, traffic and wind impacts were “adequately addressed by the applicant” through its design.

It was compatible with Seafield Tower, he wrote.

Planning Minister John Rau approved rezoning in Glenelg in May to allow 12-storey buildings on South Esplanade, Colley Tce, the western end of Anzac Highway and the southern end of Adelphi Tce.

The Stamford Grand hotel and Saltram Towers, both on the South Esplanade, are also 12 storeys high but were approved before the 1993 Development Act.
