12-storey height limits approved for the Bay under State Government rezoning plan

BUILDINGS up to 12 storeys high will be allowed in parts of Glenelg, under State Government-approved zoning changes.

But much of Glenelg North will be spared from height increases after a backlash from residents opposed to buildings up to five storeys high on the peninsula west of the Patawalonga River.

Under the rezoning plan to be gazetted next week, buildings up to 12 storeys high will be allowed on the southern part of Adelphi Tce, the western end of Anzac Highway, along Colley Tce and on the South Esplanade.

The plan will also make way for potential six-storey development around the Bayside Village shopping centre site, at the corner of Brighton and Jetty roads.

This was up from the five-storey height limit proposed in a draft rezoning plan Planning Minister John Rau released in November.

Shopping centre owner Andrew Taplin said the plans were a “great outcome” for Glenelg and for jobs.

“It will allow investors and developers to build long-term sustainable assets that will give long-term employment and it will also help rejuvenate the area further,” Mr Taplin said.

“There’s a number of sites looking very tired and run down because it hasn’t been feasible or economical to do things to them because of the restrictions in place.”

Five-storey buildings will be allowed along Jetty Rd, up from two storeys.

During consultation in February, about 50 Glenelg North residents put in submissions opposing plans to increase building heights in the area west of the Patawalonga River from three to five storeys, because of concerns about traffic, overlooking and loss of views.

North Esplanade resident Louise Van Der Merwe said she was “delighted” at the outcome.

“That is brilliant news,” Ms Van Der Merwe said.

The rezoning plan also includes allowing shops, restaurants, offices and consulting rooms in the residential areas of Glenelg and measures to prevent overlooking from new tall buildings into other homes.

Mr Rau said the amendment would “unlock investment” in the area.

“These changes are a natural next step for growth and vibrancy in Glenelg,” Mr Rau said.
