115 new homes, retirement village, medical rooms and childcare centre for Kadina under plan

A Yorkes town will get new houses and huge reserve in an aim for “dream” holiday homes – while a retirement village and childcare centre is also planned.

More than 100 homes will be built at Kadina in a bold town expansion that also includes a planned retirement village with gated community, medical rooms and childcare centre.

Work will start on 115 homes on large allotments in the $70m Kadina Central project in April, allowing people to build their “dream” home or holiday house.

A central part of the approved project by developers Leipzig Australia, on about 20ha of vacant land on the edge of the Yorkes town, is a huge swath of open green space, homes surrounded by tree-line streets, and a central ‘smart park’.

An irrigated reserve takes up about 30 per cent of the site, while the playground will offer ‘Smart Places Technology’ – allowing high-def CCTV, wireless charging on smart benches, public Wi-Fi, and even smart bins that notify council when they’re full.

Developer Franco Lepore said they’d worked closely with the Copper Coast Council to tailor the housing allotment designs for large blocks to meet lifestyle, and the town’s, needs.

“This was based on keeping with holiday theme in that kids can play outside while on holidays in the region,” Mr Lepore said.

“We’ve put some larger blocks in there so it can be a holiday destination, lots of open space, a big green open area with irrigated trees – we’re providing a high level of amenity.

“And technology has changed, these days eight-year-olds have a mobile phone – so when they’re down playing basketball they can charge their phones.

“We worked closely with the NBN on that, it’s a few notches above the norm.

“One day it’ll be normal for all the councils to let them know something needs emptying or adjusting.”

Under new plans now before the council, a 14-home retirement village would also be built on the site, offering six, single-storey residential duplexes with up to three bedrooms, two group homes and carparking.

A 1000 sqm medical centre for five tenancies and gated community of nine specialised homes for people with disabilities would be built nearby and a childcare centre for 112 children.

Developer Frank Vounasis said Kadina was perfect for the development because it was the central point of the Copper Coast.

“If you look at the population growth of Adelaide and the people looking at a holiday home, if you live in Two Wells or Angle Vale, you’re likely not travelling south, you’re going Port Hughes, Moonta, Wallaroo or Kadina.” Mr Vounasis said.

“If you can’t afford beachfront, you can come in a little and it’s perfect.”

The development isn’t aimed only at holiday homes, with Kadina itself growing.

“The school is busting at the seams, Kadina is thriving, the pub is full on a Tuesday – I used to run a pub and when I see middle-aged people eating in the pub on a Tuesday, the community is thriving.

“It’s a gem – and people don’t know it until they go there.”

Mr Lepore said the project represented a significant increase in the number of homes being built in Kadina in the future and encouraged builders to register their interest.

Leipzig is nearly finished its Angle Vale Innovation Project – 17 industrial allotments – and is part of a visionary green circular economy precinct at Dublin.
