Townhouse plans lodged for 19 home development on Chambers St, Marion

Four homes would be razed to make way for 19 townhouses on a suburban street under plans lodged with Marion Council.
The $3.6m development includes the demolition of the homes on Chambers St and the construction of three residential buildings comprising of a total of 19 townhouses.
The townhousess – which would be built across the road from Park Holme Shopping Centre – include three bedrooms and two bathrooms.
Each townhouse also includes a garage and six on-site visitor carparks will service the whole development.
A report prepared by Marion Council said the site is located on a high traffic volume road which is subject to parking restrictions.
“Council’s records indicate a traffic count was last conducted in the year 2000, where 2640 vehicles were identified,” the report said.
“It is likely, if a count occurred today, vehicle volumes would be higher.”
Eight adjoining property owners were consulted during public notification of the plan.
One neighbour responded and said he had significant concerns of how the two storey buildings would impact natural light and privacy of his property.
“This development will definitely affect the amount of sunlight our household receives,” he wrote.
“This will impact our well being, way of life.
“We are already ‘overlooked’ by the units … (and) we would prefer not to have even more people looking into our yard.”
A report prepared by planning firm Future Urban said it was “abundantly clear” the neighbour’s property would continue to receive afternoon sunlight and design changes had been made to improve privacy.
“We remain of the view, despite the handful of issues raised by the representer, that the proposed development is deserving of development plan consent, particularly in light of the changes that have been made,” it said.
Marion Council’s Assessment Panel will make a decision on the development this week.
