Multimillion-dollar one-stop shop for Goodwood Rd at former TAFE campus in Panorama
After hardware giant Bunnings’ failed bid to build a store, plans may finally be locked in for a multistorey business and retail hub at the sought-after site in Adelaide’s south.

A new multistorey, one-stop shop is currently out for public notification on one of the most sought-after areas in Adelaide’s south.
Landmark Homes and Properties have submitted plans to construct ‘Panorama Village’, which would house a retail outlet, office spaces and a childcare centre at 621 Goodwood Rd, Panorama.
In a report submitted to council, the master plan shows three separate buildings, with a retail food outlet proposed for the main building, and other services including vehicle wash, a drive-through and a click and collect service.
Building ‘B’ is proposed as a two-storey office building while building ‘C’ is slated for retail on the ground floor with a childcare centre on the upper level.
The development would provide 149 car parks, 33 specific to the childcare centre, 57 for retail, 37 for the consulting and office spaces and 14 for the fuel outlet.
According to the report there is also a fourth lot that has been excluded from the current assessment which would form a residential and retirement living component to the development.
The site was previously sold to Bunnings for $7.81m in 2014, after the state government relocated classes to a new TAFE campus in the former Mitsubishi factory at Tonsley.
However, plans for the $42m hardware store were scrapped in 2017, after Mitcham Council’s development panel rejected the hardware chain’s proposal, leading the hardware giant to put the property back on the market at the end of 2020.
Panorama Clapham Community Group spokesman Neil Baron said at the time it was important for the site’s buyer to engage with the local community.
“We would clearly love to see something happen on the site if it’s done in the right situation,” he said.
“I think it depends on the design – if they want to plonk a whole bunch of units on there, then it’s going to come up against opposition in the community, but if it blends in and it’s done with a bit of care then it will get support.”
The closing date for the public notification is July 16.
