Almost two years after the initial plans were rejected, a new proposal for a seven-storey apartment building in Plympton has been revealed, signalling further demolition just off Anzac Hwy.
Design firm, Urban Development, has tabled plans with West Torrens Council to build 32 dwellings across seven levels behind Anzac Hwy on Glenburnie Tce, demolishing two single-storey semi-detached dwellings in the process.
A report details how the precinct aims to benefit the already well-established suburb away from the hustle and bustle of the highway.
“The zone aims to add a vibrant mix of land uses adding to the vitality of the area and extend activities outside shop hours including restaurants, educational, community and cultural facilities and visitor and residential accommodation,” the report says.
“The site is also not located directly on Anzac Highway and, as such, will not directly contribute to the streetscape of the boulevard.”
Of the 32 apartments, 26 would comprise two bedrooms and further six, three bedrooms, each with a private balcony accessible from the living area.
Plans for the same site were originally refused by the council in 2019.
According to the report, it found the initial design would impact the adjoining zones which are of a lower scale with the council asking for the plans to be minimised.
Developers were also asked for create a more ‘friendly’ landscape to help the building “contribute to a pleasant pedestrian environment and provides transition between the public and private realm”.
The council is currently fighting a similar development in Glandore where a plan for a three-storey residential building grew to eight storeys with 35 units, after an “error” in the new planning code.
West Torrens Council stated the building’s height is “inappropriate”, its density “excessive” and it had a lack of adequate landscaping and it will fight to change the code back to the original three storeys.
Public notification for the Plympton plan closes on October 28.
