After spending decades growing their businesses, several South Australian business owners are looking to step back and retire.
And that means there are opportunities for others to buy an established business and capitalise on the rebounding economy predicted to follow the Covid-19 crisis.
The latest businesses to hit the market include a golf course in the Riverland, a pasta production company supplying some of Adelaide’s best known restaurants, and wine producers in the Clare Valley.
We take a look at some of the more interesting city and regional opportunities for those looking to be their own boss.
NEW LISTINGS
ITALIA PASTA FRESCA
Price: $465,000 + stock
For those looking to make some serious dough, Italia Pasta Fresca could be the opportunity you’ve been waiting for.
Established close to 40 years ago by its current owners, the business supplies restaurants, cafes and venues across Adelaide with its range of fresh and frozen pasta.
Varieties including ravioli, gnocchi, tortellini, cannelloni, fettuccine and spaghetti are made daily at the company’s Torrensville premises, and sold to a range of wholesale and retail clients.
The selling agent described it as an “extremely profitable business” with a number of long established wholesale clients, including some of Adelaide’s best known restaurants and cafes.
A new lease is available for the premises on Henley Beach Rd, where a selection of Italian goods are also available for customers to purchase in-store.
WAIKERIE GOLF AND COUNTRY CLUB
It’s not often that you get the chance to own your very own golf course, but that’s what’s being pitched in the Riverland.
The Steinert family is looking for someone to take over the operation, which includes an 18-hole, par 72 golf course and 12 luxury accommodation suites.
The business and freehold is up for grabs.
Selling agent Ned Looker from CBRE said the accommodation, which had recently been built at the site, was a key feature of the offering.
“This is one of the key differences to other regional courses and is proving highly effective for the club and the business,” he said.
“The rooms are exquisite – they were designed and built with quality in mind and that is clearly reflected.”
Mr Looker said the golf course was “exceptionally curated” and one of the leading courses in the Riverland.
It is surrounded by a range of additional vacant sites, which the vendor will consider in the sale, offering the incoming purchaser an opportunity to further develop the site.
HORUS EGYPTIAN CAFE & SHISHA HOUSE
A shisha house in the heart of Adelaide’s night-life district has hit the market as venues across the city emerge from the disruption caused by Covid-19.
Horus is located in the middle of the Hindley St party strip, and according to its selling agent, has a reputation for being the “best shisha house in Adelaide”.
The premises was recently renovated and fitted out with four lounge areas, while a covered courtyard at the rear of the venue has additional lounges and seating.
Liquor, tobacco and restaurant licences are in place, and the venue has capacity for 200 patrons.
Interested buyers are invited to inspect the venue and speak to the agent and owner, with a comprehensive handover process available to ensure a smooth transition.
MINTARO WINES
Close to 40 years after establishing Mintaro Wines in the Clare Valley, owner and winemaker Peter Houldsworth is looking to pass the baton on to a new owner.
Located in the historic town of Mintaro, the vineyards were originally planted in 1962, with a boutique winery complex added in 1985 by Mr Houldsworth.
Over the years the winery has produced a range of award winning red and white wines.
Included in the business offering are the cellar door and warehouse and 5 acres of land in Mintaro, including a 3 acre riesling vineyard.
The winery currently operates under a producer’s licence.
MALLALA HOTEL
Price: $325,000 + stock
The only hotel in Mallala is on offer to buyers looking for a business opportunity north of Adelaide.
McGees Property’s Grant Clarke said the pub serviced a large part of the Adelaide Plains region, and with a large five-bedroom residence included in the leasehold, it represented an opportunity to work and live less than an hour from Adelaide.
“The area is growing at a rapid rate and with the planned Riverlea development within a 20-minute drive this expanding residential estate can be tapped into,” he said.
“The hotel itself has become a staple in the area and represents a successful and sustainable business that’s ready to operate, with a high turnover throughout the different business segments.”

STONE BRIDGE WINES AND VINEYARDS
A portfolio of wine and vineyard assets has become available for purchase in the Clare Valley, including the family-run Stone Bridge Wines.
The Stone Bridge winery and vineyard in Clare includes 16.7ha of land and one of the largest winery facilities in the Clare Valley, processing for a number of well known local, interstate and international wine brands. Offices, a laboratory, tasting room and workshop are also included.
Other properties in the sale portfolio include a four-bedroom home and cellar door in Gillentown, and the “Armagh”, “Square Mile” and “Barinia Estate” vineyards, which are all located close to Clare.
The three vineyards comprise a total of more than 100ha of cabernet and Shiraz plantings, and a variety of sheds and buildings.
The entire portfolio is available for purchase, while offers for individual lots will also be considered.

TELUSA
Telusa is an expansive cropping property on the Eyre Peninsula, which is on the market following four generations of family ownership.
The property is located in the Cleve Hills, about 21km north of Cleve and 164km north east of Port Lincoln.
It comprises 988ha of gently undulating land. A total of 900ha is arable, with current production focusing on barley, wheat, canola and legumes.
The property is currently owned by Andrew and Rebecca Story, and its family lineage dates back to the early 1900s when Andrew’s great-grandfather Martin Hannemann acquired the site from the government.
CBRE Agribusiness’s Phil Schell said yields were continuing to improve year-on-year at the property following the removal of stock in 2013.
He expects the property to attract offers of about $7400 per arable hectare.
“Telusa is one of the larger cropping opportunities to have come to market in this region on the Eyre Peninsula in recent years,” he said.
“The property features the characteristics of a highly productive broadacre cropping platform, benefiting from scale, operational efficiency, fertile soils, idyllic climate and a desirable location.”
Improvements to the property include a four-bedroom homestead with a swimming pool and gardens, shearing and machinery sheds, a workshop, grain storage totalling 165 tonnes and nine seed silos.

CORSTON COACHES
Established more than 30 years ago, Corston Coaches offers charter, hire and tour services in Adelaide, Gawler, Barossa Valley, Adelaide Plains, Mid North and regional South Australia.
The business is located in Two Wells and operates a fleet of 12 vehicles, including nine large coaches seating up to 61 passengers and three mini buses.
It generates annual turnover of close to $1m and has a regular pipeline of work for schools, universities, non-profit organisations and other bus companies.
An experienced pool of casual drivers are engaged to drive the buses, while a part-time receptionist is also directly employed.
According to the selling agent the vehicles were recently valued at close to $900,000, and the business would suit an existing coach or tour operator seeking to expand or an owner/driver.
The owners have worked in the business for more than three decades and are looking to retire.
