A three-storey development with apartments and shops approved for Modbury will set a new benchmark for the district, a senior planning officer says.
Tea Tree Gully Council’s assessment panel on Tuesday approved a plan lodged by Melbourne-based architect Arkhe Tekhne for 861-871 North East Rd.
The development will consist of two three-storey buildings – one will house four apartments and the other eight retail spaces on its ground floor and 12 apartments on the first and second floors. It will have 48 carparks.
Three houses and shops will be demolished to make way for the complex.
Tea Tree Gully senior planning officer Daniel Oest told the panel the development was of “exceptional quality”.
“It can be a benchmark for our city, and Adelaide as a whole,” Mr Oest said.

Arkhe Tekhne said in its application the complex would provide a “benchmark for future developments along this important gateway” to Tea Tree Gully.
A bus stop on North East Rd might have to be relocated to make way for a driveway into the development.
