Shops and homes could go for three-storey Modbury development

A three-storey retail and residential development will enliven a “run-down” shopping precinct in Modbury, its architect says.
Melbourne-based architect Arkhe Tekhne has lodged a plan with Tea Tree Gully Council for the development at 861-871 North East Rd.
The three-storey complex would house eight retail spaces on its ground floor and 16 apartments across the first and second floors.
Three houses and shops would be demolished to make way for the development.
Arkhe Tekhne said in its application the complex would provide a “benchmark for future developments along this important gateway” to Tea Tree Gully.
It believed the existing dwellings and shops were “run-down and in decline”.
“This is reflected in the high vacancy rates and tenant turnover in both the residential and retail properties,” it said.
The application included a report from traffic consultant GTA that said the upgraded site would need 48 car parks.
A new northwest access point could also mean the relocation of a bus stop on North East Rd.
Residents can make a submission to Tea Tree Gully Council by June 28.
