Life Care scale back $60m plans for aged care facility in Golden Grove

Life Care has reworked its $60 million plans for an aged care village in Golden Grove, nearly three years after it first received council approval.

Nursing home provider Life Care has reworked its initial $60 million plans for a four-storey village in Golden Grove.

The council’s assessment panel may consider the company’s new “high quality, mixed use” 126-unit plan if public submissions are received before September 23.

If no submissions are received, the plan will be assessed by council staff.

Life Care’s original proposal — for 74 independent living units, 24 serviced apartments and an 80-bed residential aged care centre — was granted council approval in November, 2016 and will lapse in November this year.

However, it has submitted a new plan following the opening of the nearby $37 million Helping Hand development for 110 people on The Golden Way earlier this year.

Fresh plans, also valued at $60 million, now include 80 apartments — over four storeys — and 46 independent living suites with a community space and library at 2-30 Surrey Farm Drive.

It has removed the 80-bed residential aged care component from its initial blueprint.

There would be 177 parking spaces with access via Surrey Farm Drive.

However, Member for Wright Blair Boyer said the new village could create traffic congestion issues.

“I’m calling on councillors to make sure there is a solution in place for the existing congestion issues, and a plan to address any future congestion caused by this development, before it goes ahead,” Mr Boyer said.

“Residents in Wynn Vale are already frustrated by the difficulty they face in entering and exiting their homes during peak times and will be rightly concerned about this significant new development which proposes to have entrances and exits only on Surrey Farm Drive.”

He said either plan for the site would “exacerbate” parking issues.

“They might argue its smaller … but it will be adding a whole lot of extra traffic out into a heavily congested street,” he said.

According to Life Care’s new application, a consultant said there were no major traffic issues with the plan.

“The traffic generated by the proposal will be very low during the peak hours on the adjacent road network … and will have a negligible impact on the operation of the adjacent roads,” the application reads.

A Tea Tree Gully Council spokeswoman said Life Care’s new plans were similar to what had already been approved.

“The applications are similar in mix of composition and architecture, except that the new application removes the residential aged care component,” the spokeswoman said.

A Life Care spokesman said if approved, works would begin in the second half of 2020 and take three years to complete, creating 70 jobs during construction.
