Another shopping centre, another bid to build on green space in Adelaide’s northeast

MORE green space could be sold off for a shopping centre expansion in Adelaide’s northeast — the second proposal before council looking to transform a park into retail space.

GREEN space could be sold off for a shopping centre expansion and housing development in Modbury

Clovercrest Shopping Centre has offered Tea Tree Gully council $1.36 million for nearly a quarter of Sir Frank Berryman Reserve, which adjoins the rear of the centre.

It is offering a further $400,000 to redevelop the remainder of the reserve for an outdoor market, playground and sheltered seating.

The $15m plan also includes an unknown number of residential properties overlooking the reserve.

The bid comes as the council considers a $13.8m offer for Richardson Reserve in Wynn Vale from German retail giant Kaufland for a supermarket.

In a plan seen by the NorthEastern Weekly, Clovercrest management says the extension would “reinvigorate” the centre with a greater variety of retail and food services on the ground floor plus basement car parking.

It would also include expansion of the existing supermarket, a bigger food court and specialty stores.

Mayor Kevin Knight said the developer had first approached Tea Tree Gully Council several years ago. The developer’s own research had found the local populace “reasonably in favour” of the project.

“He wants to enliven the place,” Mr Knight said. “I’m not fussed if it goes ahead or not — it’s really up to the community.”

“It’s only a small part. It’s a very big reserve, it wouldn’t affect the use of the reserve much.”

Centre management refused to answer questions from NorthEastern Weekly on the number of proposed residential dwellings, residential parking and potential building timelines.

“We are committed to investing in our local community and if this potential $15 million upgrade moves forward we will be able to improve the experiences of shoppers and reinvigorate the local economy,” centre management said in a statement.
