Seven-storey apartment plan for old Norwood factory a step closer

PLANS to transform the old Caroma factory on Magill Rd into a $60 million residential and retail complex, featuring box-like townhouses and three seven-storey apartment “towers”, have been lodged with the State Government.

PLANS to transform the old Caroma factory on Magill Rd into a $60 million residential and retail complex have been lodged with the State Government.

The plans, presented to the SA Planning Commission, show three separate, seven-storey apartment “towers” fronting Magill Rd, next door to an Aldi supermarket.

They also include 33 two and three-storey townhouses fronting Stephen St, Norwood.

The planning document says the three-storey townhouses will “draw on the extended history of the site as a former box factory with a series of industrial, almost box-like dwellings”.

The site was used as a box factory before it was taken over by Caroma in 1951.

“The development vision is for a vibrant hub of retail, commercial and residential uses which are enhanced by high-quality public and communal space,” the planning document states.

An Aldi spokeswoman said the store’s design would be “unique” with “some modifications”, allowing it to integrate with other retail and residential elements along Magill Rd and be a “significant departure” from the standard aesthetic.

Former planning minister John Rau last year signed off on a rezoning of the site, paving the way for its development.

Public consultation on the plan closes on Friday (October 5).

Production at Caroma’s Magill Rd plant, where the company began life in 1941, wound up in February last year, after Caroma’s owners, fixtures and fittings supplier GWA Group, announced in October 2014 it would phase out manufacturing in Norwood with the loss of 75 jobs..

The two-hectare Norwood site had been leased from the State Government, which paid $15 million for the site in 2013 to develop a residential precinct.
