Five-storey apartment complex could lift fortunes of North Adelaide’s struggling Melbourne St by adding extra accommodation
The iconic Melbourne St has been struggling for years, but developers are hoping to turn that around with a third multimillion-dollar proposal for the North Adelaide strip.

Developers are expected to invest more than $25 million into North Adelaide’s Melbourne St, with a third multistorey apartment complex proposed for the struggling strip.
Seaton-based Vito Group has applied to Adelaide City Council to build a $2.4 million, five-storey building with four self-serviced tourist apartments, five residential apartments and a commercial tenancy at the ground floor.
The development is proposed for 149-151 Melbourne St, which has been vacant for more than 10 years.
Vito Group director Frank Azzollini said his development would cater to demand for accommodation in the precinct.
“The football connection for this is probably the key, because we are finding a lot of demand for football fans … they want city accommodation when coming from regional areas,” Mr Azzollini said.
“Or just to purely live in for the general masses.”
Mr Azzollini said the design fit with North Adelaide’s character.
“We have been working closely with the council to create the warmth and character the site needs,” he said.
The State Commission Assessment Panel last year approved developer Citify’s plans for a $20 million, seven-storey building at 69-71 Melbourne S t, which would be the tallest on the strip.
Citify submitted an updated application – including another level of basement carparking, a swimming pool and an increase in height by one metre – to the assessment panel last month.
Adelaide City Council approval a four-storey, mixed-use building at 182-184 Melbourne St, worth $5.5 million, in February last year.
Work on that development is yet to start.

Adelaide City councillor Philip Martin has pushed for sympathetic development in North Adelaide to boost the local economy.
“Development in Melbourne St and O’Connell St is essential for their survival,” Cr Martin said.
Friends & Residents of North Adelaide spokesman Valdis Dunis said the developments were “a step forward for the street”.
“What we have seen with developments in North Adelaide is that they are good developments, not just boxes, and are sympathetic to existing designs,” Mr Dunis said.
Consultation on Citify’s modified plans ends on Friday, May 8, while the Vito Group’s application is open for feedback until Thursday, May 14.
