$180m, 25-storey hotel and office tower with rooftop bar set for approval for Currie St

A new high-rise hotel with a rooftop bar and laneway is on the cards in the Adelaide CBD.

A 25-storey hotel and office complex proposed for Currie St, which includes a rooftop bar and the creation of a new laneway, is expected to be approved this week.

Currie St Pty Ltd has applied to the State Commission Assessment Panel to build a hotel and office building on the former home of the Avant-Garde Furnishing showroom.

The development would include offices, a cafe, 198 hotel rooms, 94 bike parks, a laneway connecting Currie to Schrader streets, as well as a rooftop restaurant and bar.

The Advertiser reported in February the $180 million building would house the first QT hotel in the state, due for completion by mid-2021.

A report to the panel recommends it approve the development when it meets on Thursday.

It also includes feedback from SA Government Architect Kirsteen Mackay outlining her support for the development at 62-68 Currie St, particularly the creation of a laneway.

“The connection aims to reinforce the City of Adelaide’s laneway activation strategy and seeks to facilitate potential future linkages to Leigh St,” Ms Mackay said.

Under the plan, the building’s ground floor would have a lobby, restaurant and kitchen.

Level one would have conference rooms and a hotel reception, levels two to 12 would have office space and levels 13-22 would house a hotel.

A rooftop restaurant and bar with an outdoor deck would be located on the top floor.

Acting Lord Mayor Houssam Abiad welcomed development.

“We are seeing a significant change in that side of the city … especially in laneway culture,” Mr Abiad said.

Masterplan SA, which lodged the development on behalf of Currie St Pty Ltd, was contacted for comment.

The plan comes weeks after the panel rubber-stamped a 28-storey hotel at the site of the former Bank of South Australia building on Pirie St.

A State Government report said the hotel needed to be approve because the bank building had “brutal” architectural elements and is not worth retaining.
