A rooftop bar with sweeping views of Adelaide will sit atop a new $180 million hotel and office development planned for Currie St in the CBD.
Boutique hotel operator QT Hotels has agreed to manage 200 rooms in the 23-level tower, marking its first foray into the South Australian market.
More than 9000sq m of office space will also be created across the lower ten levels of the building — which is being developed by local property developer Axiom Properties in conjunction with the site’s owner Auspac Networks.
The joint venture partners expect to lodge the project for development approval this month, with construction expected to commence by the end of the year once tenants and funding are in place.
The project is due for completion by mid-2021.
Axiom Properties general manager Paul Rouvray said the joint venture partners were in advanced negotiations with a potential anchor tenant for the office component of the project.
He described the hotel element as being the first “lifestyle hotel” to be built in Adelaide, with “edgier” rooms and facilities including bars and restaurants that offer guests all their social, work and accommodation needs in one place.
“Axiom and its joint venture partner identified a gap in the Adelaide lifestyle hotel sector and went about creating a vision for a multi-use entertainment precinct,” he said.
“Our vision was the driver of a worldwide operator search — the offering presented by Event’s QT brand was identified as an international standout and we are excited and proud to be bringing them to the Adelaide market.
“The opportunity was compelling to seamlessly blend a world-class lifestyle hotel offering, including conference and event facilities, with a new generation, unique office experience as well as the incredible wine and dine experiences and rooftop bar.”
The QT hotel brand is owned by ASX-listed Event Hospitality & Entertainment, and is described as having a “luxurious and quirky flair”.
The Adelaide opening will be the 11th for the chain, which operates facilities across Australia and New Zealand.
Event chief executive Jane Hastings said the Adelaide hotel would include a range of food and bar offerings and extensive conference and event facilities.
“We are excited to bring South Australia its very first QT Hotel — a key Australian market that has been a missing piece of our portfolio,” she said.
“Our new partnership with Auspac Networks and Axiom Properties will ensure a QT experience that will be a transformative project for the city of Adelaide.”
Mr Rouvray said nearby laneways would be “preserved and enhanced” as part of the development, which is located less than 50 metres west of Leigh St.
A gymnasium and end of trip facilities for office staff will be included in the basement level of the building.
ASX-listed Axiom has completed a number of commercial developments across Adelaide, and was behind the city’s first Costco supermarket at Churchill Centre in Kilburn.
