It’s many a person’s dream to own a slice of the Adelaide Hills – unfortunately it comes at a cost.

Exclusive CoreLogic data, carefully sourced and vetted by The Adelaide Hills News, shows prime real estate in the region will require you to have at least a cool $1.8 million in the bank.

That’s if the Adelaide Hills most expensive residential sales are anything to go by.

The data analysis, which canvased the top end of the market, showed 121 Grasby Rd, Balhannah – a five-bedroom home on 34ha – is the region’s most expensive residential home, selling for $5.5 million in May 2015.

Woodside’s acclaimed Glenhurt, at 36 Riverview Rd, meanwhile, which sold for $4,962,227 in August last year, follows in close second.

Residential record breakers over $4 million were also recorded in Heathfield and Mylor, while the average top sale – most of which are set on significant landholdings – sold between $1 million and $2 million.

The average Adelaide Hills family home also transacts relatively high, selling on average for $700,000 – around $250,000 more than homes in the city.

However, more affordable options are still aplenty, but buyers will have to forego acreage and country views for a more modest backyard setting.

Peter McMillan of Toop&Toop Real Estate said property prices in the hills were predominantly driven by land value.

“In the Hills, most of the properties are set on bigger blocks, when compared to the city,’ he said.

“So that’s what you’re paying a premium for, the block size.

“In terms of who is buying, it’s quite a mixture. You have people from the city who want a bit more space around them, farmers, and even certain religious groups who prefer the simpler life and tend to gravitate to one area.”

Kim Shorland of Harcourts Adelaide Hills said interstate and overseas buyers were also driving demand.

“For that property in Woodside, I had a lot of interest from all over the world, including from China, America and Germany. But in the end it was sold to a local buyer,” she said.

“But it doesn’t always happen that way. Locals don’t always win out.

“We’ve noticed that a lot more people from Melbourne and Sydney are moving here because they are fed up with traffic.

“They love the fact that they can have land and still only be a 20 to 30 minute drive from town.”
