Peet, Junction to deliver $70m affordable housing project in St Clair

More than 170 townhouses and apartments will be built next to a major St Clair community institution as part of a $70m affordable housing project.

More than 170 townhouses and apartments will be built next to the St Clair Recreation Centre as part of a $70m affordable housing project.

Perth housing developer Peet has acquired a 4.1ha site between the Woodville railway station and the recreation centre, and will work with local social and affordable housing provider Junction to deliver the project.

At least 45 per cent of the 172 new homes will be set aside as affordable housing, three times the 15 per cent typically required on major developments.

Junction chief executive Maria Palumbo said her organisation would support homeowners looking to buy into the precinct, which would also offer long-term rentals through a “build-to-rent” scheme.

“The unique nature of this project means we can provide multiple avenues to home ownership for those who might otherwise struggle - and in a location that is surrounded by key, quality amenities including public transport and recreation facilities.”

The master-planned project will feature Torrens-titled terrace housing up to three storeys and three four-storey apartment buildings close to the railway station and Woodville Rd.

More than 30 per cent of the land will be designed as open space, including along Woodville Rd, while links to the train station, Woodville Rd precinct and other open areas will also be factored into the planning.

Site works are expected to begin by the end of the year, with off-the-plans sales to commence early next year. The project is expected to be completed by December 2024.

Housing Minister Nick Champion said the sale and development of the site stemmed from a Renewal SA and SA Housing Authority expression of interest launched in 2020, aimed at increasing the supply of land and development projects for affordable housing across the state.

“We see the huge demand for affordable housing as South Australians battle to get on the property ladder or crack the rental market and this project will help meet some of that demand.”

Peet chief executive Brendan Gore said the project would “redefine the way affordable housing is delivered by combining a variety of housing options and multiple home ownership pathways”.

“Our experience in inner-suburban communities indicates a stronger market demand for well-designed, affordable Torrens titled homes and that’s what will be delivered with our suite of terrace housing.”
