Norwood Mall’s $110m development on track for February start

Work on a $110m transformation of the Norwood Mall is on track to start in February, with a $1.25m penthouse already snapped up.

The $110m transformation of the Norwood Mall is a step closer, with its range of apartments, penthouses and “sky terraces” being offered to buyers.

Known as COMO, work on the project will kick off in February, and will include a complete redevelopment of the Coles supermarket, a medical centre, retail tenancies and a mix of housing.

Apartments have been priced from $505,000 for a one-bedroom with car park, while eight penthouses are expected to fetch between $1.25m and $1.8m.

Australasian Property Developments managing director Pep Rocca, who’s heading up the project, said one of the penthouses had already sold for $1.25m, while 35 per cent of the residences had already been snapped up.

“COVID has had no impact at all – South Australia has benefited from all of this and people have been ringing us up from interstate wanting to get in,” he said.

“Our vision is to revitalise the existing Norwood Mall, turning it into a thriving destination precinct with a vibrancy and vitality that cultivates a unique sense of community.”

The development includes 44 apartments in two five-storey buildings, while nine apartments will be built in a three-storey complex facing George Street.

In response to the work-from-home revolution sparked by COVID-19, a 22-seat boardroom and entertainment space has been incorporated into the development and will be available to residents.

Studio Nine Architects design director Tony Zappia said the 24 townhouses, or sky terraces, had been designed to offer residents sweeping views.

“The floating-village concept allows the townhouses to sit perched on the development’s third storey podium, achieving views out to the hills and city which wouldn’t be possible in a traditional ground level design,” he said.

“The townhouses are surrounded by an urban landscaped courtyard, providing community spaces to residents and visitors and creating a park in the sky.”

Mr Rocca said the existing Coles supermarket and affected Norwood Mall traders would close by February to make way for the development, which is expected to take two years to complete.

Around eight traders at The Parade end of the mall, including the J’Adore Lingerie store, Uncle Albert’s Cafe and optoMED optometrists, will continue to trade during construction and following completion of the project.

“We’re working with them (retail tenants) to see how the retail mix will end up and the vision for the project,” Mr Rocca said.

While 55 of the 298 existing car parks in the precinct will remain available to the public during construction, the project will ultimately deliver a total of 349 free public carparking spaces and 95 for residents.

The project is expected to create around 800 jobs during construction and 300 retail jobs once completed.

A sales and display centre on George St is currently open by appointment ahead of a full public launch in two weeks.
