Gelato Messina bringing ice cream, pastries to Eighty Eight O’Connell

A cult gelato brand is among a line-up of food, health and fashion outlets that will open at the Eighty Eight O’Connell project this year. See the full list.

The team behind cult ice cream brand Gelato Messina will open a new flagship store at the Eighty Eight O’Connell development later this year, while a sister bakery specialising in sweet and savoury pastries will also unveil its first Adelaide outlet at the landmark project.

They are part of a group of new food, fashion, health and lifestyle tenants that have been secured for the $300m development, which is nearing completion on the former Le Cornu site in North Adelaide.

Messina, which opened its first Adelaide store in Kent Town a year ago, is among the new tenants that will open its doors later this year. It will be joined by Shadow Baking – a bakery launched by three Messina chefs in Sydney in 2023 – which will serve up its range of croissants, tarts, bavarians, cookie pies and other sweet and savoury pastries.

Renowned local chef Adam Liston, known for his work at venues including Sora and Shobosho, will also add his flavour to the line-up of food and beverage offerings at Eighty Eight O’Connell, partnering with Nate Scutter in Yakisan – a fire-based rooftop restaurant and bar in the precinct’s “skypark” on level three.

Liston’s Japanese-inspired menu and venue is being designed to rival global hotspots like Melbourne’s Nobu.

The new food and beverage offerings will join iconic South Australian food retailer Mercato, which was announced as a flagship tenant for the project in 2022. It will open a street-level food market on the corner of Tynte St, featuring a premium deli, wine bar and cafe.

Gelato Messina founder Nick Palumbo said he was excited about taking the Messina and Shadow Baking brands to O’Connell St.

“We have had such great support from the community since we first opened in Kent Town that the opportunity to join this new wave of retail descending on North Adelaide was too good to miss,” he said.

“Commercial & General are creating something pretty special at Eighty Eight so it felt like the right place for us take really take things up a notch in SA.”

A number of fashion, health and commercial operators are also among the newly announced tenants for Eighty Eight O’Connell, including fashion boutique SaintGarde, which will relocate from its store on Melbourne St.

Hub Australia will operate a co-working space, national fitness chain CHANGE will open its first South Australian gym, and local day spa operator Blue Lagoon Float and Spa will offer massage, float, and spa treatments at its third location.

Commercial & General executive chairman Jamie McClurg, developer of the project, said the line-up of tenants would create a hub of health, wellbeing and food offerings that “supported modern lifestyles”.

“We pride ourselves on delivering on our commitments and are thrilled that such quality brands have decided to join us in what will be a catalyst for uplift for one of Adelaide’s most important locations,” he said.

“In North Adelaide you are a stone’s throw from the CBD, with easy access to the suburbs, on-site parking and rich amenity. This is what Eighty Eight represents – a lifestyle of live, work, play, and thrive.”

A range of allied health services will also open their doors at Eighty Eight O’Connell, including Radiology SA, InHealth and Icon Cancer Care, while National Pharmacies will open a new flagship SA store offering optical and beauty services. MediPedi will open its fourth Adelaide location, offering a range of podiatry and fat loss laser services.

Eighty Eight O’Connell, described by Mr McClurg as Adelaide’s largest private construction project, will feature 158 apartments and townhouses, and is on track for completion by the end of July.

There are 25 apartments and three commercial tenancies still available.
