Scores of business owners across South Australia are looking to sell up, opening up new opportunities for local investors.

We take a look at some of the quirky and rare business opportunities, including an underground art gallery in the desert and a $25m premium winery in the Barossa Valley.

MANDANI EGG FARM

The free-range egg farm on the Fleurieu Peninsula comprises a number of production facilities with outdoor range areas for the birds to roam freely.

On offer to buyers is the farm, hens and plant and equipment. Eggs produced at the farm are graded and packed on-site at the property’s grading facility.

MCCRACKEN COUNTRY CLUB

The popular seaside golf resort hit the market in July with a price tag in excess of $7.5m expected.

An 18-hole championship golf course, hotel, apartments, villas, function and convention facilities, bistro, day spa and indoor swimming pool are all included in the sale, which includes all property and the business operation.

The golf course, designed by world-renowned designer Tony Cashmore, opened in 1991, while the McCracken Properties syndicate of investors has led development of the resort over the past 20 years of ownership.

Stretching across more than 55ha of land, the property also offers further development potential, according to selling agent James Juers from McGees Property.

“That could potentially be residential, aged care, and Victor Harbor no longer has Greenhills Adventure Park so potentially something like that too.”

SARACENS HEAD

The historic city watering hole dates back to 1873, with the recently-refurbished pub occupying a prominent 965sq m block on the corner of Carrington and Moore streets.

The business with or without the freehold property is on offer to investors.

The hotel includes 20 gaming machines and approval for an additional five licences, along with bars, a dining room, outdoor courtyard and function facilities.

CBRE Hotels director Mathew George, who’s selling the hotel, says impending changes to the state’s gaming laws, including rules to allow gaming machines to accept bank notes, are attracting interest from interstate buyers.

“There’s been local interest as well but the gaming sector in Victoria is very tightly held and pricing is currently more attractive in South Australia for gaming assets.”

STONEHAVEN WINERY

The expansive property offers buyers a rare opportunity to become the proud owner of an internationally renowned SA winery.

Located in the Padthaway wine region, the offering includes a 68.5ha landholding with established vineyards, trademarks and brands.

It is the largest winery in the Padthaway region and features 36ha of merlot, verdelho, cabernet sauvignon and viognier vines.

KARINYA STATION & RED CREEK

Sheep and cattle breeders Joe and Graham Keynes have decided to dissolve their farming partnership by putting two properties - including one which has been in their family for five generations - on the market.

Red Creek was established by one of their ancestors, Joseph Keynes, in the 1840s while Karinya Station has been operating since 1910.

The neighbouring properties cover a total of 4596ha in the eastern Barossa Ranges.

Graham Keynes says he and his wife have reluctantly decided to sell their farm because none of their children — two sons and a daughter — were interested in agriculture.

Selling agent Jesse Manuel from Colliers International says the farms are renowned for producing high quality Merino wool and Angus beef cattle.

HAHNDORF OLD MILL

The sale of the historic Hahndorf Old Mill follows the recent acquisition of the German Arms by the Duffield family.

The Old Mill is located on Hahndorf’s main street and includes extensive function space with four separate areas.

Selling agent John Langford says the business would be ideal for “one or two couples, family sole trader as owner operators or a syndicate to operate under management”.

He describes it as “one of the best live music venues with huge dinner show capacity”.

The operation includes 22 accommodation rooms to cater for conference and wedding guests as well as tourists and visitors to the town.

ROLF BINDER

Price: About $25m

Premium Barossa Valley winery Rolf Binder has been offered for sale by the family that has owned the business for more than 65 years.

The winery, which includes more than 100ha of vineyards and a cellar door, is up for sale with an estimated price tag of $25m.

Rolf Binder and his sister Christa Deans currently own the business, which their parents started in 1955.

In addition to the Rolf Binder brand, the sale also includes the JJ Hahn and Magpie Estate brands.

“We have worked hard to develop the business to what it is today. The time is now right to hand over the baton and watch the business fulfil its potential,” Mr Binder says.

Rolf Binder’s well-known wines include its signature Hanisch Shiraz and ‘The Malcolm’ Shiraz.

This month Accolade Wines snapped up premium Coonawarra winery Katnook Estate from the Wingara Wine Group.

HARRISON MUSIC

Music enthusiasts are being sought to take over popular CBD music shop Harrison Music.

BOOKPURNONG FRUITS

A 49ha stone-fruit-growing operation in the Riverland is on offer to buyers, producing a wide variety of fruits in the farming region.

About a third of the Bookpurnong Fruits property is planted to nectarines (16.65ha), with additional plantings of apricots, peaches, apriums, cherries, plums and pluots.

The property is located 3km north of the Bookpurnong township on the River Murray, and about 16km north of Loxton.

CBRE Agribusiness’ Angus Bills says Loxton receives 256mm of annual rainfall.
