The Northern Territory has found itself at the centre of a changing of the guard in the Australian landholder stakes, as demand for farmland reaches fever pitch.

The Weekly Times’ annual investigation into who owns Australia’s farms shows significant investor movement over the past 12 months amid insatiable demand for rural property spurred by low interest rates, a dramatic turnaround in seasonal conditions and strong farmgate returns.

The investigation found that two mates from outback Northern Territory – Viv Oldfield and Donny Costello of Crown Point Pastoral Company – have snatched the coveted No. 1 landholder position from Ms Rinehart after purchasing 3.2 million hectares from her Hancock Agriculture and S Kidman and Co businesses in a landmark four-station deal.

It has taken Crown Point’s holdings to more than 7.2 million hectares across northern Australia – greater than the size of Ireland.

From a value perspective, Canada’s PSP Investments – the pension fund for the Canadian public service including the world-famous royal mounted police force – cemented its No. 1 ranking with a portfolio of land and water assets now estimated at $5 billion.

But it’s not just the top end of town making a major play for agriculture in the past 12 months. Here is a list of some the Northern Territory’s biggest landholders and the major properties they own.

AAM INVESTMENT GROUP

Managers and operators of the Regional Livestock Exchange. In 2019 raised $60 million-plus for a new agriculture fund. Has investments in poultry assets in South Australia.

BRETT BLUNDY RETAIL CAPITAL (BAHAMAS)

The beef division of retail king Brett Blundy’s private investment company owns more than two million hectares across three cattle stations in the Northern Territory.

• Beetaloo Station and OT Downs, Elliot NT – 707,800 hectares.

• Mungabroom Station, Elliot NT – 346,900 hectares.

• Walhallow/Cresswell Downs, Tennant Creek NT – 999,700 hectares. Purchased in 2015 for $100 million.

BRETT CATTLE COMPANY

• Waterloo Station, Baines NT — 189,500 hectares.

• Willeroo Station, Katherine NT — 171,000 hectares.

BRIGODOON CATTLE COMPANY

Operated by Bill and Gretchen Speed and family. Feedlot and beef fattening enterprise with properties across Queensland and the Northern Territory. Cattle are bred near Alice Springs and Boulia, backgrounded at Jundah and Yaraka, and finished at Taroom.

• Tarlton Downs Station, Alice Springs NT – 303,514 hectares.

BUNDERRA CATTLE COMPANY

Owned by the Pickersgill family of Rockhampton in Queensland. Operates more than eight cattle stations in Queensland and the Northern Territory, including:

• Murrunji Station, Katherine NT – 447,500 hectares. Purchased in 2020 for $23 million.

CLEAN AGRICULTURE & INTERNATIONAL TOURISM (VIETNAM)

Controlled by Vietnamese agricultural company TH Group. Purchased almost 733,000 hectares of land from Consolidated Pastoral Company in 2019 as part of a deal worth $135 million.

• Auvergne Station, Katherine NT – 414,200 hectares.

• Newry Station, NT – 246,700 hectares.

CLEVELAND AGRICULTURE

Operated by Malcolm Harris and family. Was part of a five-member syndicate that made a last-minute bid for S Kidman and Co in 2016.

• Benmara Station, Elliott NT – 450,000 hectares. Purchased in 2016 for about $12 million.

• Rockhampton Downs Station, NT — 450,300 hectares.

• Ucharonidge Station, Elliott NT – 245,550 hectares. Purchased in 2019 for $28.5 million.

CONSOLIDATED PASTORAL COMPANY (UK)

British investor Guy Hands, and management, purchased the remainder of the Consolidated Pastoral Company assets in 2020 for $500 million. The deal included nine pastoral leases totalling 3.2 million hectares in the Northern Territory, 300,000 cattle and a 90 per cent stake in an Indonesian feedlot business.

• Bunda Station, Victoria River NT – 178,800 hectares. Purchased in 2015. Carrying capacity of more than 15,000 cattle and home to a Brahman stud herd.

• Dungowan Station, Katherine NT – 445.400 hectares. Carrying capacity of 17,600 cattle and brands up to 5000 calves a year.

• Kirkimbie Station, Victoria River NT – 230,400 hectares. Purchased in 1986. Breeding block carrying 11,000 cattle.

• Manbulloo Station, Katherine NT – 379,130 hectares. Carrying capacity of more than 18,000 cattle. Sold to Buratovich family for $23.4 million in 2019 in a sale and leaseback deal.

• Newcastle Waters Station, Newcastle Waters NT – 1,033,101 hectares. Carrying capacity of 65,700 cattle.

Operated by the Buratovich family.

• Manbulloo Station, Katherine NT – 379,130 hectares. Purchased from Consolidated Pastoral Company for $23.4 million in 2019 in a sale and leaseback deal.

Australia’s biggest landholders. Run by northern cattle producers Viv Oldfield and Donny Costello. Operation is spread over more than 7.2 million hectares.

• Andado Station, Horseshoe Bend and New Crown, Alice Springs NT – 1,085,000 hectares.

• Maryvale Station, Alice Springs NT. 324,000 hectares. Purchased in 2018.

• Phoenix Park Feedlot, Katherine NT — 3443 hectares.

DUNKELD PASTORAL COMPANY

Owned by prominent Melbourne barrister Allan Myers QC. Operates more than 12,000 hectares of land in Victoria’s Western District and almost one million hectares in northern Australia.

• Doongan/Theda Stations, Kimberley WA – 610,000 hectares. Operations are focused on carbon abatement and sustainable land management. Also hosts a number of research projects from the universities of Sydney, Melbourne, Western Australia and Queensland.

• Tipperary Group: Tipperary Station, Litchfield and Douglas West (in partnership with Booloomani Pty Ltd) NT – 386,001 hectares. Focused on large-scale cattle backgrounding and breeding, cattle agistment, live export quarantine, fodder production, tourism and evens and conservation. In recent years has trialled growing cotton.

GIBSON GRAZING

Owned by cattle producers and lot feeders Mick and Declan Gibson from Dalby in Queensland. Reportedly run 73,000 cattle across more than two million hectares in Queensland and the Northern Territory.

• Manners Creek Station, Alice Springs NT. 687,900 hectares. Purchased in 2016.

GOREY FAMILY

• Yambah Station, Alice Springs NT – 231,000 hectares. Offered for sale in 2019 but later withdrawn. Held by the Goreys since the 1940s.

HEYTESBURY CATTLE COMPANY

Owned by the Holmes a Court family, the Heytesbury Cattle Company holds 2.53 million hectares across the Northern Territory and the eastern Kimberley in Western Australia. Its portfolio includes the iconic Victoria River Downs Station.

• Birrindudu Station, Katherine NT – 673,200 hectares.

• Moolooloo, Victoria River NT – 203,600 hectares.

• Mt Sanford NT – 249,700 hectares.

• Pigeon Hole, Victoria River NT – 181,100 hectares.
