Sunland Agriculture Aggregation at Hillston in the Riverina hits market

Sunland Agriculture in the Riverina has hit the market. The mixed farming aggregation is owned by farmer Tim Watson – the chair of Australia’s biggest cotton processing company.

One of southern NSW’s best-known irrigation farms has hit the market with an asking price of $45 million to $50 million.

The 1747ha property Sunland Agriculture at Hillston, owned by well-known farmers Tim and Sally Watson, is being sold via expressions of interest.

Mr Watson is the chairman of Namoi Cotton – Australia’s biggest cotton processing company.

According to the listing, marketed by Elders Real Estate and FTI, Sunland Agriculture is a “world class turn key investment opportunity”.

The property features over 20km of Lachlan River frontage, a five bedroom homestead and 1000ha developed to spray irrigation and row crops.

Sunland Agriculture supplies the food processor Edgell.

The Watsons have been growing cotton since 2002 and won the prestigious grower of the year title at the 2014 Australian Cotton Awards.

In marketing associated with the awards, Sunland Ag was described as “highly impressive” and “not confined by conventional thinking”.

At the time the operation consisted of “cotton, watermelons, beetroot and wheat, based on a highly secure water supply of excellent quality”.

“Benchmarking ranks the enterprises’ gross margin per hectare at better than the top 20 per cent of farms participating,” the marketing said.

“Tim’s philosophy is to always be the least-cost producer of the highest-quality fibre.”

Expressions of interest close on July 14.
