South Gippsland lifestyle farm in Agnes on market
South Gippsland farm with views of Wilsons Promitory listed on the market.
IT may be a small property but one Agnes farm punches way above its weight.
That’s thanks to the hard work of Barry and Ann-Maree O’Sullivan, who have converted a block with house into a productive small enterprise.

Barry has used his expertise gained on dairy farms to totally revamp the small operation, and now has a handy business finishing export heifers as well as running beef cattle on the South Gippsland property.
“We bought the place 18 years ago and essentially have done everything you can see,” Mr O’Sullivan said.
Renovating the house was one task. Walls were taken out to create open plan living and a big deck was built to add to the living space. The house had four bedrooms, a modern kitchen and a modern bathroom.
Mr O’Sullivan also made major additions to farm improvements, adding shedding as well a calf rearing facility.
He has fenced the property into ten paddocks, yet the biggest improvement he believes is to have connected town water to the farm.
“It’s a real asset to a farm to have town water, and the ironic thing is that we have too much pressure,” he said.
“I’ve had to put a reducer on where it comes onto the farm”.
The permanently flowing Agnes River surrounds the property.

Mr O’Sullivan said the property was ideal for someone wanting to run a small livestock operation, and would also be perfect for running horses given he had planted trees in each paddock to provide shade as well as freshwater to troughs.
The land is described as flat to undulating, and there are views to Wilsons Promitory.
While the farming assets are valuable, Mr O’Sullivan said the property’s position meant it also offered lots of lifestyle benefits.
The towns of Toora and Welshpool are less than 10 minutes-drive while major shopping is close at Yarram, a 25-minute drive.
Boat enthusiasts are also catered for with rams at Toora and Port Welshpool.
