Australia’s regional property prices boom

Stay and sleep, taste some wine or explore luxuriant gardens – all inviting possibilities when you visit Pierrepoint Estate in the cool-climate Henty wine region of south-west Victoria.

Perched high on the south-eastern slope of Mt Pierrepoint, the family-owned vineyard, cellar door and bed and breakfast is located near Tarrington, 7km from Hamilton.

Pierrepoint once comprised 5665ha carrying 400 cattle and 6000 sheep, its licence first taken out by Jas Brown in 1845.

The original bluestone homestead was destroyed by fire, with the current dwelling built in 1907 by the Schultz family.

Andrew and Jennifer Lacey bought the undulating property in 1997 with the intention of growing grapes, planting vines progressively until 2004.

The Edwardian homestead offers five bedrooms, three bathrooms, central kitchen, formal dining, informal and formal living areas and patio, with eye-catching features including high timber-lined ceilings, ornate open fireplace, decorative friezes and etched and stained glass.

Incorporated in the home at one end are two B&B units, each served by ensuite bathrooms and kitchenettes.

Jennifer said the 1.2ha European-style gardens were created from what were once sheep paddocks.

“Poplars line either side of the garden, on one side towering over hop bushes and red-hot pokers,” she said.

“We have a 100-year-old pear tree, a Portuguese laurel hedge at the rear of the homestead and a hedge of grey wormwood on the northeast side.

“Two large smoke bushes create an entrance to the garden on the west side, which includes a historic underground dome-topped, brick-lined tank.”

The cellar door overlooks vines, with the surrounding lawns providing for weddings and functions for up to 200 people.

The 6ha vineyard, planted to pinot gris, chardonnay and pinot noir, has been predominantly chemical-free since 2000, with natural pest control managed by free-ranging geese, ducks and chickens.

“We see an annual average yield of 25-30 tonnes of grapes, mainly sold to Eastern Peake Vineyard near Ballarat, where wine maker Owen Latta produces wine for the Latta Vino and Pierrepoint labels,” Andrew said.

Soils are a mix of red volcanic and heavier loams, with the vineyard watered via drip irrigation from the property’s 20Ml dam.

“Domestic supply comes from several poly tanks holding around 45,000 litres, while the cistern near the house holds around another 40,000 litres,” Andrew said.

“We also have a hay shed, barn, stable/storage shed, garden sheds and historic timber tank-stand that would be well over 100 years old.”
