Nicholls family to sell Wandeen farm, at Gundagai

After 120 years with one family, a 2056ha livestock property on the NSW South West Slopes could make millions at auction.

After 120 years owned by the Nicholls family, a premier 2056ha breeding and fattening farm near Gundagai on the NSW South West Slopes is for sale.

The Nicholls family are selling the Wandeen farm through auction with an indicative price range of about $24-$28 million.

During the Nicholls’ family tenure Wandeen was home to their Wandeen Shorthorn Herd while being run as a fattening and breeding property.

Webster Nolan Real Estate director and selling agent David Nolan said Wandeen was one of the best farms in the region.

“Wandeen proudly stands in the top echelon of properties located in Gundagai and surrounding districts,” Mr Nolan said.

“The management and presentation of Wandeen is a credit to the current owners.

“Wandeen has been held by the same family for 120 years and is equally suited to both cattle and sheep.”

The 2056ha property has been conservatively carrying about 400 cows and 5000 Merino ewes and has the ability to grow cash and fodder crops.

Current owners George and Geoff Nicholls have completed a fertiliser and pasture

program, a water reticulation system and the construction of all-steel livestock yards.

Wandeen has a notable split at Burra Rd with soil types on the eastern side highly fertile and versatile red loams with 1133ha arable which also includes areas suitable for cropping.

The shade and shelter timber species comprise Yellow and White Box.

On the western side of Burra Rd, the soil types are clay based loams and this country is used only for grazing.

The total area is about 485ha with Round Leaf and Long Leaf Gums, Stringybark and scattered Kurrajongs as the main timber species.

Gundagai is fenced into 16 main paddocks with a number of smaller holding paddocks.

Both the cattle and sheep are also available to the successful purchaser.

Water at Wandeen is secured via creeks, dams, and a reticulated livestock water system through three bores and about 600mm annual rainfall.

Accommodation includes a circa 1906 homestead, three-bedroom cottage and a two-bedroom cottage.

Existing infrastructure includes three steel cattle yards, shearing shed with steel sheep yards, four steel sheep yards, machinery shed, hay shed and six silos.

Wandeen is scheduled for auction at 10.30am on Tuesday, December 13 Auction Works Rooms, Mezzanine Level, 50 Margaret St, Sydney hosted by Elders Gundagai and Webster Nolan Real Estate.

The headline Gundagai listing comes after the Garnock family sold their South Bukalong farm, near Bombala, for $16.05 million through auction last month.
