More than $37 million tipped for prized Western District farms
Offers worth more than $37 million are expected for a 2160ha aggregation of eight properties in Victoria’s west.
A prized Western District commercial scale livestock aggregation is set to test the region’s rural property market in a landmark spring listing.
Vendors and siblings Sarah and James Law have called time on their 2161ha Winnidad Pastoral Aggregation, listing for sale their eight-property portfolio near Mortlake in western Victoria.
The sale of the Winnidad Aggregation draws a close on about 100 years of family ownership of land in the Mortlake district by the Law family and descendants.
The Law siblings have decided to divest the asset as each of their families grow up and head in different directions.
The Winnidad Pastoral Aggregation comprises properties ranging in size from 60 to 590ha, offered for sale in one line or as separate assets.
The home Winnidad property is also located within walking distance from one of the state’s premier livestock selling centres, the Western Victorian Livestock Exchange.
Offers worth more than $17,297 a hectare are expected for the aggregation, meaning it could be worth in excess of $37 million as a whole.
LAWD senior director Col Medway and sales executive Patrick Kerr are handling the sale.
“Opportunities to purchase the operational scale of the Winnidad Aggregation in the renowned Mortlake district are rare,” Mr Medway said.

“I expect buyers will be attracted by the flexibility of the offering both as a whole or separate assets, with three of the properties also benefiting from the reliable passive income provided by the wind turbine rent.

Predominantly used for sheep and cattle breeding, the aggregation has an operational scale of 35,000 dry sheep equivalents (DSE), comprising 9000 joined composite ewes producing trade lambs and 700 calving cows and heifers and replacements.
Across the portfolio there is also income provided by 13 wind turbines.
Although dairy is not in the current enterprise mix, some of the farms have previously been used as dry blocks for nearby dairy enterprises.
Across the portfolio, soil types include basalt derivatives supported by consistent fertiliser application, which underpins an average annual stocking rate of 17 DSE per hectare.
The portfolio is also securely watered by Stony Creek, 28 dams, and a network of bores and supply pumps delivering to a reticulated trough system.
Existing farming improvements include an extensive laneway and road system comprising formed roads to facilitate livestock and vehicle movements throughout the year.
There is also the historic four-bedroom Winnidad Homestead and multiple accommodation options for staff.
