Two southern NSW grazing farms on the South West Slopes are for sale where they could command almost $50 million combined.

A southern NSW farming family is selling more than 1300ha of grazing farmland at Goondah, 22km from Yass, after just 18 months of ownership, while a neighbouring property is for sale separately and off-market.

The Metcalfe family has listed Warradale, a 1322ha livestock property, with offers expected to reach more than $19 million.

Purchased in the spring of 2021, the Metcalfe family is now selling Warradale as it is surplus to their requirements, as they consolidate their holdings closer to their home at Young.

Warradale has been owned by the Metcalfe family since late the spring of 2021.

Meanwhile the neighbouring 1452ha mixed farming property, Killarney, is for sale by separate private vendors, offered off-market.

With an estimated carrying capacity of more than 26,000 dry sheep equivalent at Killarney, it is understood offers could reach about $30 million.

The sales of Warradale and Killarney are not contingent, with LAWD handling the sale of Warradale via an expressions of interest process which closes on June 8.

With perennial grass and clover as well as productive native perennial grass, rye grass and sub clover, Warradale is suitable for a combination of beef, lamb or wool enterprises, estimated to comfortably support 12,000 dry sheep equivalent.

During their tenure at Warradale, the Metcalfes installed a new four-stand shearing shed, new sheep yards, laneways, ProWay cattle yards, machinery sheds and silos.

Warradale also has a 1980s six-bedroom brick veneer home in good condition and a 1940s weatherboard home in fair condition.

Earlier this year the Topfer family offloaded its 758ha Boambolo farm, 22km from Yass, in deal worth more than $20,000 a hectare.

For a figure about $15.5 million, media mogul Rupert Murdoch reportedly snapped up Boambolo, which adjoins the 10,000ha historic wool station, Cavan, which he purchased in the 1960s.
