Rural property prices are soaring, but not everyone has big money to spend. See our list of the best-value farms on the market.

Buyers across the country can’t get enough of Australian rural property and the red-hot market is showing no signs of slowing down.

Low interest rates and strong commodity prices have created soaring demand, which has resulted in rapid price growth of farms of all shapes and sizes.

But not everyone has the big bucks to spend, so The Weekly Times has searched high and low for some the best-value farm properties on the market.

If you are looking for the best value, farms in northern Victoria sit at the top of the tree.

This mixed farming lot, located 30 minutes from Kerang, was marketed as ideal land for a small cropping enterprise to add to existing land or as a grazing block.

The Normanville pipeline is connected with red loamy to red clay soil types on the property.

Tragowel, in northern Victoria, is also home to this diverse farm listing. For a bit over $1m, the property includes 161ha of fully lasered irrigation and 97ha of dry land country.

The vendors have previously sown mostly to annual pastures, with 14ha of lucerne.

If you want to get a start in cropping, or expand your operation, this 352.58ha farm in Victoria’s west could be an option. With an asking price of about $4201.70 a hectare, this farm could be one of the best value buys in the state.

This northern Victoria farm is home to a winter cropping block with sheep agistment and has black self-mulching clay soil. With irrigated cropping and grazing country already established, this farm could be the stepping stone to bigger things.

For less than $700,000, this Westby farm includes more than 100ha of land as well as a four-bedroom two-bathroom weatherboard home. Paddocks are sown mostly on Wimmera rye and sheep are the primary livestock run on the land.

This farm, located eight minutes from the Echuca CBD, is producing summer lucerne under the Timerite Program with the CSIRO. For $750,000, this 100ha cropping farm is up for grabs. At this size it could act as an additional piece to an existing operation. The farm has a selection of infrastructure and is located 8km from Kerang.

For under a $1m, this mixed farming lot is home to stunning southern Grampians views and a diverse landholding. The land is well suited to grazing and also could be suitable for primary produce growing. Groves Real Estate sales consultant Sam Groves said it was rare to see “pristine properties of this scale” on the Western District property market.

The farm is home to sandy Mallee soils and includes a three-bedroom weatherboard home, two-car garage, garden shed and four-bay machinery shed. Parcels this large are rare in the Mallee, and at this price it is one of the best value farms for sale in the state.

In the wide expanses of the Wimmera, 450ha of cropping country can be hard to find.

This property comprises rich red loamy soil which has delivered great results over the past years. The Kaniva farm is up for sale via expressions of interest, with demand to set the price for this expansive listing.
