When Woperana at Tocumwal, NSW, was first settled, the last thing the owners would have been thinking about was irrigation.

Yet this is now one of the cornerstones of a potential agricultural powerhouse, with room for the current irrigation program to be expanded, according to selling agent Jeremy Bell from Southern Riverina Livestock and Property. Already nearly 700ha is irrigated, with 480ha lasered for flood irrigation and another 200ha set up for pivot irrigation.
“I’ve already done some inspections and the comment is that there is potential for even more irrigation country to be developed given the large amount of water access,”
Mr Bell said. All irrigation water from the flood country drains back to one point where it can be recycled.

There is a 100-megalitre turkeys nest dam to store water.
The centre pivots were installed in 2005 and are in good condition, Mr Bell said.
Woperana is currently owned by the Wakefield family, who have used it as a mixed farming operation producing winter and summer crops on both irrigation and dryland as well as sheep and cattle. The property has extensive farm improvements including a six-stand shearing shed with adjoining yards, steel cattle yards with the capacity to hold 500, plus 2000 tonnes of grain storage, a large machinery shed and workshop.
Woperana also has a brick homestead built in about 1900, which has five bedrooms and has been renovated.
There are two other houses on the property.
The country is described as a mix of sandy loam rises, alluvial soils with some areas of native timber.
Rainfall in the district is about 455mm.
Both the water and the property will be offered for sale, but the buyer of the property does not have to take all the water.
The sale of water, a package of 1502 Murray Irrigation Ltd entitlements and 1628 megalitres of bore water is contingent with the sale of the property.
