Historic Riverina station on the market for more than $20 million

A 187-year-old, 1197-hectare cattle farm in southern NSW has been listed for sale, along with a renowned 600ha property near Tocumwal.

Whoever buys historic Green Hills Station will inherit a generous bank of feed, two substantial homes, secure water and picturesque views towards the Snowy Mountains.

Comprising two titles, the property is located at Sharps Creek, 10km from Adelong in southern NSW.

The MacDougall family purchased Green Hills Station in 2002 and have spent the past 22 years renovating and updating the homestead, gardens and farm infrastructure.

“We’ve installed an extensive laneway system, the fencing is excellent and water supply is fully secure,” Andrew MacDougall said.

“There’s been a lot of pasture improvement using plenty of lime and fertiliser, so over the past few years we’ve run 1000 spring-calving cows, growing the progeny out to 15 months old for the feedlot.”

The original run of 12,140ha was established in 1837 by British immigrant JB Sharp, named for the vivid colour of the hills where they first set up camp.

The first homestead was constructed of slab and bark without nails, but today’s main residence is an 1840s triple-brick home, with two additional wings added later.

It offers four bedrooms, three bathrooms, a fifth bedroom/office, central living area with kitchen, separate dining, sunroom, outdoor entertaining area, pool and double-garage with separate lockup storage.

Three permanent creeks run through the property – the Nacki Creek, Sharps Creek and Dog Trap Creek – as well as other unnamed waterways.

Meanwhile, a crown jewel of the southern NSW Riverina has been listed for sale, offering more than 600ha of arable farmland and a 120-year-old, five-bedroom homestead.

Regarded as one of the premier holdings in the region, Pine Lodge stands as a key agricultural asset on the banks of the Tuppal Creek, located about 20km north of Tocumwal.

The Smith family is preparing to sell the 692ha property after purchasing the holding in

2004, fencing it into 33 paddocks across its eight adjoining title.

“Pine Lodge is renowned throughout the Riverina and beyond for their ability and capacity to

produce quality stud stock and high yielding winter and summer crops on their much

In recent seasons Pine Lodge has produced wheat, canola, barley and oats in

in addition to fodder, where yield expectations are greater than five tonnes per hectare for grain and three tonnes per hectare for oil seed canola.

The main livestock operation at Pine Lodge consists of a core breeding herd of self-replacing Hereford cows, as well as a merino ewe flock.

Irrigation is a key part of production at Pine Lodge, underpinned by 1122 water entitlements from Murray Irrigation Ltd delivered via three 15ML outlets equating to 45ML daily.

Water entitlements are for sale separately at market value.

Meanwhile, the care the owners have taken to develop their Yerong Creek property in southern NSW is evident from whichever angle you look at it.

Whether it’s the quality of improvements, the cropping details for each paddock or the fertiliser history, everything has been done properly according to selling agent Mike Weller from Corcoran Parker at Wodonga.

The owners initially bought the initial Garraboo holding of about 210ha in 2008 and then added another 245ha to bring the property size up, and they have created a property of size with all the trimmings.

“No expense has been spared developing Garraboo into one of the signature properties in the local area,” Mr Weller said.

On the cropping front, Garraboo is rated as 98 per cent arable, and has been divided into 12 main paddocks with an internal laneway which enables easy movement of machinery, farm equipment and livestock.

In its cropping phase, the current owners have used a rotation of wheat, canola, wheat, barley, while lupins have been used as a break crop as required. This year, about 187ha are

cropped to canola and the balance of the arable area of 258ha is sown to barley.

Mr Weller said if Garraboo was run as a pure livestock property with no cropping, it could carry an estimated 5300 dry sheep equivalent, translating to 265 breeding cows and calves, about 350 young steers or 3500 breeding ewes.
