A MIXED farming operation at Wycheproof will be up for offer as part of the Rifa Investment Group sale.

The 4390ha property offers the chance for broadacre cropping as well as grazing, according to selling agent Danny Thomas, from CBRE.

Almost 4000ha of the area is arable, and the balance is grazing country (321ha) as well as another 72ha of timbered area that can also be grazed.

This grazing area, combined with the use of stubbles, has allowed between 10,000 and 12,000 lambs to be traded each year, as well as backgrounding up to 500 Angus steers bred on another of the Rifa Investment properties.

And while it is in the heart of cropping country, access to the Wimmera Mallee pipeline allows stock water to be provided in 43 paddocks through a poly pipeline. There are four main catchment dams, 35 smaller dams and 43 stock troughs.

Mr Thomas said the property was largely flat, with soil types and climatic conditions that were “ideal for dryland cropping”.

Soils across Kulwin Park are 35 per cent red loams with the balance dark brown clays.

The cropping program has mainly involved barley, oats and hay production with grazing barley, vetch oats and lucerne planted in the past two years, but grain infrastructure in the district meant other options could be considered.

“The surrounding region also provides excellent industry-related infrastructure for agricultural enterprises,” Mr Thomas said.

“A key feature is the highly competitive grain delivery services, including four major entities located within 30km of the property.”

Structural improvements include two four-bedroom houses, two four-stand shearing sheds, two sets of sheep yards, new cattle yards with an air-operated crush, five cone-bottom steel silos with a capacity of 200 tonnes and two flat- bottom silos with a capacity of 400 tonnes.

Other shedding includes a workshop, barns and machinery and hay sheds.

Kulwin Park is 65km south of Swan Hill.
