After almost a century of ownership, a tightly held 738ha property has hit the market offering rare scale in the rolling hills of the Great Dividing Range.
Nestled among the beauty of Gippsland’s Baw Baw Ranges, the Coleman family has called their beloved farm, Primrose Gap, home for almost 100 years.
However, the time has come for the family to sell the prized grazing farm, which spans a mighty 738.55ha, 10km northwest of the privately-owned Licola township.
Owned and managed by Mark and Tania Coleman for the past four decades, it was Mark’s grandfather who first purchased the holding in 1930.
Situated in the rolling hills of the Great Dividing Range, Primrose Gap offers 360-degree views of Victoria’s southern High Country plus Macalister River frontage, permanent springs and Target Creek and Wallaby Creek frontages.
Home to average annual rainfall of 900mm, the property is currently running 240 Angus cows and followers under Mark’s stewardship.
“We have completely re-fenced the property during the last 20 years into 17 paddocks and laneways designed for easy mustering,” he said.

“The entire property can be mustered by one person due to the design. We have also rebuilt stockyards to reflect modern stock handling techniques including cattle flow, low stress handling and safety.
Mark also said the property was well sheltered, had all-weather access and had been upgraded throughout their tenure including improved pastures, keyline ploughing, improved roads, dams, troughs and water supply.
“The property means everything to us,” Mark added.
“It’s where we raised our family, all working together to produce beef we are extremely proud of.
“We have not only worked hard but had many happy times and adventures on the farm, camping, hunting, fishing, riding motorbikes and horses.”
Held in five titles, the property also has significant timber assets and established timber coupe plans, replanted in the early 1990s and ready for next harvest now.
The property has a comfortable three-bedroom, one-bathroom homestead with a combustion cooker plus an open fireplace and a huge front deck for entertaining that overlooks the property’s paddocks and ranges in the distance.
