Dunkeld Pastoral Company lists Heathwood and Harris at Victoria Valley for sale

TWO properties held by Dunkeld Pastoral Company in the Victoria Valley offer prospective buyers a mix of options.
Heathwood could be a stand-alone agricultural operation with 531ha and the 139ha Harris is considered an ideal rural lifestyle property at the foothills of the Grampians.
Selling agent Danny Thomas from CBRE said the properties were not contiguous and that was why they were being offered for sale separately rather than a package.
“Predominantly the properties have been used for the production of prime lambs, and also for grazing purposes,” Mr Thomas said.
“But portions of Heathwood are also suitable for cropping.”
Heathwood has been used for prime lamb production, carrying about 3000 crossbred ewes. Angus cows and steers have also been run on the property while parts of the property are currently being used for winter cropping with 76ha planted to oats.
Heathwood has been extensively developed in a number of areas, with pasture improvement, stock water infrastructure including solar pumps, fencing, laneways and paddock redesign boosting productivity, Mr Thomas said.

Pastures comprised phalaris, clover and ryegrass as well as native species. Heathwood is divided into 17 paddocks which are serviced by an internal laneway.
Structural improvements include a three-bedroom house, a three-stand shearing shed, sheep yards and hay and storage sheds.
And while its agricultural credentials more than stack up, Heathwood also offers views of the Grampians National Park to add to its aesthetics.
The smaller of the two properties, Harris, is 139ha of which 104ha is available for grazing and the remainder is balance is conversation land or plantations.
Harris is 10km northwest of Dunkeld and it, too, offers views of the Grampians National Park.
It has undulating topography, grey sandy loam soils with some heavier clay soils and the Wannon River runs through the southeast boundary.
Pastures include phalaris, clovers and ryegrass and the property is divided into just two paddocks.
There is an existing house site on Harris with power and water available.
Mr Thomas said the properties each had their own attributes.
