WHSP has spent 'quite a bit of money' into rural property: Millner

For the first time in its 140-year history, the 573ha Stockdale Park near Stratford in Gippsland’s Wellington Shire has been sold.

Owned by the Boyd family across four generations, the livestock and cropping farm was listed for sale in September with a price guide of more than $6 million.

An undisclosed buyer, with existing landholdings in Gippsland, purchased the property for an undisclosed price, which is understood to be comfortably more than the $6 million figure.

CBRE Australia’s Matt Childs and James Auty handled the sale, which received notable interest from mostly local cattle and sheep breeders and graziers.

Vendor John Boyd was raised at Stockdale Park, which has been in his family since the 1880s.

Only one portion of the property changed hands briefly in the 1950s, otherwise, the holding had never been offered for sale.

Located at Munro-Stockdale Rd, 493ha is considered arable while 550ha is considered grazable.

Conservative carrying capacity is estimated to be about 5000 dry sheep equivalents.

The farm also includes a three-bedroom residence, built in the 1950s, with an outdoor entertaining area, manicured garden and concrete tennis court.

Built in 1884, the original Glenorie timber homestead remains on the site and offers scope for an additional three or four bedroom homestead following renovation.

Further north, 640ha of Moama farmland has been sold with a pair of sisters offloading the property.

Offered in two lots, the cropping and grazing land was sold for about $3.9 million combined, inclusive of water entitlements.

Lot 2 (454ha), with 40ha of lasered irrigation layout, was sold to neighbouring farmers in a $2.9 million deal, which included 14ML and 400 Murray irrigation licence water entitlements.

Lot 1 (194ha), held in two paddocks and with 19ML, was sold to a separate neighbour for slightly more than $1 million.

Earlier this month the family named Sheep Farmer of the Year at The Weekly Times Coles 2021 Farmer of the Year awards purchased a major pastoral farm near Deniliquin for $17.8 million at auction.
