Americans and elite Aussie farming families lead a star-studded cast of rural property players who have spent big this year. See all the buyers and sellers.

Institutional investors, overseas buyers, high-net-worth individuals and elite farming families remain in ascendancy of Australia’s rural property market as some of the nation’s best farms changed hands in the last year.

Billions of dollars worth of Aussie farmland was traded in the past 12 months with assets priced at the top end of the market the most sought after, CBRE Agribusiness director Matt Childs said.

“The most active buyers have been those operating in the higher price bracket, particularly where the scale of assets aligns with their strategic objectives,” he said.

“Institutional investors, overseas buyers, and high-net-worth individuals continue to dominate this space, often targeting large-scale assets that offer opportunities for diversification, operational efficiencies, or natural capital benefits. These buyers are generally less affected by short-term economic shifts and are focused on long-term returns.

“Certain sectors, such as natural capital — where environmental stewardship and carbon offset opportunities are key drivers — and irrigated assets, continue to experience strong demand and competitive buyer activity.

“Grazing enterprises, particularly those tied to sheep meat and wool production, have experienced slight downward adjustments in land prices due to softer commodity markets and rising input costs.”

The two most significant farmland sales of the year were confirmed within the space of the week as foreign investors, the NASDAQ-listed and Cayman Island incorporated Agriculture & Natural Solutions Acquisition Corporation (ANSC), a special purpose acquisition company, swooped on the massive Australian Food and Agriculture company and its entire 225,000ha NSW property portfolio for AUD$780m (about USD$510m).

ANSC, backed by Riverstone Investment Group and Impact Ag Partners — founded by Bert Glover, secured 18 farms near Deniliquin, Hay and Coonamble and almost 54,700 megalitres of water licences in the Murrumbidgee and Murray irrigation areas, including landmark stations Wanganella and Boonoke.

Renowned and retiring cotton and cattle farmers Robert and Jennie Reardon also sold their 26,885ha Worral Creek Aggregation in southern Queensland, for more than $300m to a subsidiary of Utah-based Farmland Reserve, backed by the Church of Jesus Christ of Latter Day Saints.

Elsewhere in Queensland, the Mt Gambier-based Scott family’s 29,798ha Fairfield Aggregation, part of the Ray Scott Pastoral Portfolio, was sold among six locally-based buyers for in excess of $150m combined.

Elders head of agribusiness investment services Mark Barber said demand in the rural property market was “cautious”.

“We have see a softening in land value in most regions during the first half of the year with the trend slowing (anecdotally) in the second half,” he said.

“We have seen a slight uptick in confidence in the second half as stock prices improve and Queensland, NSW and WA have experienced strong finishes to the season in most areas. Southern states are taking some time to recover from dry conditions and will probably wait for a definite change in conditions before becoming too active.

“However, I am optimistic that if the southern regions get a good autumn and the wet in the north continues as it has, I think we could see modest property price improvements in 2025.”
