Tabain family to sell Roseneath farm at Leeton, NSW, for around $38 million

A tightly held irrigated farm in the NSW Riverina has hit the market with eye-watering offers expected.

After 40 years of ownership, a tightly held versatile farm in the NSW Riverina is on the market for millions.

The Roseneath farm at Leeton, in the Murrumbidgee Irrigation Area of the NSW Riverina has been listed for sale by the Tabain family.

Offers are reportedly tipped to exceed $38 million, with the 2500ha property renowned for its diverse cropping capabilities and livestock carrying capacity.

Matt, Jon and Mark Tabain have run the Roseneath farm for grain production,

storage and transportation after taking the reins from their parents, Jim and Sandra.

CBRE are handling the sale, appointing selling agents Boo Harvey, Matt Childs and David Goodfellow.

Ms Harvey said it was rare to see farms of this scale and calibre offered within the Riverina.

“A key feature of Roseneath is the broad range of enterprises the property can support,” Ms Harvey said

“Beyond its existing grain and livestock facilities, there is the scope for further development to produce permanent crops of nuts, fruit and vegetables.

“The opportunities are amazing.

“This opportunity will suit a savvy investor wanting to take advantage of a proven, highly productive asset with huge scope for further development and land use change.”

The holding is 5km from Leeton and 66km from Griffith and is 96 per cent arable (2383ha) with 39 per cent (971ha) irrigated with flood or centre-pivot irrigation systems.

Roseneath has direct frontage to the Murrumbidgee Irrigation Main Canal at Leeton, with an annual irrigation entitlement of 2493ML.

The farm consists of red loam and red sandy-loam topsoil over clay subsoils, which are home to dryland and irrigated winter crops such as wheat, barley, canola, vetch and lupins as well as irrigated summer crops such as rice and maize.

There are also livestock handling and feeding facilities.

The property also has three substantial brick homesteads, with the original 1963 homestead joined by two modern homes, built in 2010 and 2012.

The farm is for sale via expressions of interest due before 4pm AEST on May 12.

In March, the Withers Aggregation, at Berrigan in the Southern Riverina, was sold to an Aussie buyer in a deal worth at least $33m.
