Roseworthy town centre height increases under new plans for $250m development
A massive new town centre planned for an Adelaide satellite city will be much higher under new plans.
A $250m town centre north of Adelaide’s would grow higher under new plans submitted to “future-proof” the project.
Work is set to start on the first two stages of Roseworthy’s town centre – anchored by major tenant Coles – early next year.
Now the project, which ranges from two to three storeys, is back on consultation after local developer Land Vision Group proposed it rise between three and four metres higher than previous plans.
The town centre is being built opposite the new Trinity College R-10 campus on the corner of High St and The Boulevard, within Land Vision Group’s St Yves housing project.
Managing director Joe Oppedisano called the changes a “premium lift” and said they were intended to provide more space for the centre.
It includes 30-plus retail spaces, food and beverage outlets, offices, childcare centre and a dedicated medical and wellness hub, as well as undercover parking.
“Across the board, we’re just giving it a bit more,” he said, adding newer-built shopping centres often had more height than older buildings.
“It’s purely a bit more breathing space, from the basement through to the top.
“When you’re building something of this magnitude and scale, you’re always future-proofing, you don’t want mistakes.
“Things will change, tenants, so you want to get it right.”
Roseworthy is forecast to grow by tens of thousands of new homes over the next three decades into a new satellite city larger than Mount Barker.
Along with Two Wells, it is one of several SA towns affected by new laws that passed parliament last month that remove SA’s legislated Environment and Food Protection Areas boundaries, opening up development.
Other than the change in height, the plans remain unaltered, Mr Oppedisano said.
“It’s a game changer, a statement in Adelaide and up in the north,” he said.
“We brought Trinity College into the mix, and some of the elements we’re putting out there is going to deliver something special on the Barossa’s doorstep.”
